While assessing a property there are a lot of factors involved , including other possible investments . While DHA rahbar file is a good investment , i would not jump in it unless it is priced at 175 – 190 Lacs . Only than i will consider it safe investment with a good return .

I can not predict short term investment bubbles and no one can really speculate them so its always better to jump into such speculative bubble only when the trend sets in. Balloting is expected for Rahbar and the price may reach 250 to 275 Lacs and even more but that is all speculation based , unpredictable and risky.

I will invest some where else at the moment where i am risk free with my 21 Million investment and can gain 7 to 10 Million profit without risking much. Phase 8 residential plot is a better investment as of now than Rahbar commercial file.

thanks Shahnawaz sahab. While you have rightly mentioned this to be speculative but then all files related transactions are essentially speculative. What one does is to predict the future in light of history and that suggests all DHA commercials going at 3.5 to 4 crore range on average for 4 Marla. It is true for DHA Rahbar as well. So the price might be high at the moment however I feel that the return is likely to be attractive once it will materialize. Regards
