  1. Phase 8 Z Ivy green
  2. 9 prism

Phase 8 Z ivy green will be completed before 9 Prism.

Thanks for earlier responses. what should i prefer 10 marla in Bahria with possession available in 6.5m or Phase 8/9 with no possession, Got plan for building house after 4/5 years. Do you consider Bahria as safe investment. whilst some sectors arn’t LDA approved?

Bahria is a volatile commodity with little certainty as far as prices are concerned. I believe DHA to be a safer option. Possession areas of Bahria which are LDA approved could be your best bet but the investment factor is far riskier. DHA provides a safer investment opportunity and very little or no risk at all.

I agree on above and have got it checked by LDA. Sector F status stands un-approved till today. Though there might not be any solid reasons for delaying approval and that might be approved once like-minded CM come in power.

But for now buyer of sector F should stay vigilant.

However prices in Bahria and some other societies are no doubt very reasonable when compare to DHA and level of developments.

Problem with DHA is, that has become totally an investment/business game rather than an option for homeless start their homes . The prices are so unrealistic for even open fields with no sign of life when compare to local societies or Bahria. Genuine buyer who want to buy to build a house to live is being affected severely in this business investor game. They buy and hold land and DHA develop very very slowly in bits and for every little development is done to make prices higher and development is no near to Bahira etc

Unfortunately house seekers either need a huge money to buy to live in a little populated place in DHA or wait for 15 years for development to complete get it populate if have limited funds.

So DHA is fully taking advantages of weakness and risks that other societies pose and there is with no element of welfare for middle or upper middle class in DHA. Its just catering elite or investors and making huge moneys so no different from Bahria who is a individual ripping off poors and DHA is an organisation doing same in white collar way unfortunately on the name of transparency and risk-free affair. Apology if not agree but its my opinion. Regards

To some an extent I agree with your grievances, but DHA isn’t ripping off anyone like other private societies. The rates are determined not by DHA but by the purchase and sale of land, a simple rule of supply and demand. Location compared to Bahria is superior and I agree level of development in Bahria is better but Bahria is very small compared to DHA.

There is no price manipulation. DHA doesn’t set prices, they are determined by the market. In developed sectors by homeowners and in underdeveloped sectors by investors big and small. I have people who will invest as little as 3 million in DHA as well. Now if I call him a manipulative investor that’ll be wrong. In Bahria the big boss pulls the strings, in DHA no single investor is big enough to pull the strings. DHA’s location is far superior to Bahria as a whole.

I also agree with the fact that development is slower compared to Bahria but the reason is not to increase the prices because DHA doesn’t benefit from an increase in prices as DHA has no holding of it’s own. The reserve plots with DHA are not sold but eventually allotted to servicemen. The development is slow because DHA is so big that development in different sectors takes place simultaneously.
