Well actually it is supposed to be on actual gross, however you can pay the FBR value at sale and Capital gains tax if applicable when doing your tax returns.

The WHT you have paid already will be calculated towards the capital gains tax applicable.

Yes, it seems that following has been proposed , we shall wait till budget is approved befor e we give our opinion in the matter and ofcourse if it is implemented we may see real estate suffering a set back. Howver I do not see nay major correction.

The market is in an uptrend cycle right now, these cycles may get triggered due to reasons such as amnesty but they also have a logical background.

In short the real estate market will remain stable with certain small corrections. As for budget and its impact on real estate, the income tax has already been retracted by Govt so  I will hold back any comments till it is finally approved.

Well I think we will ultimately get out of it, however I think Govt will be happy to avoid black list for now and I guess we are safely out of the danger zone so it is all good for now.

Lets not worry about it and concentrate on making our economy flourish. I can understand your concerns but I think we are on the right track and it is just a matter of time.

This is an unfortunate thing, most of these agents want to buy your plot at a lower price and then sell it at a higher price in the market and no one is safe from this mafia.

You need to select a good agent who is reliable and you can trust them to find a real buyer for you.

Plot and file prices are always interconnected so this was expected after the increase in plot prices.

Presently prices have gone high and you should be looking at 250 to 275 plus each for both plots but I can only give you the exact figure once you share exact number.

It is really hard to say at this moment and a 5 years time period is almost impossible to predict considering balloting etc.

10 Marla plot at 1 crore in 5 years is not impossible and you can say the same for BWP file. However, personally I will prefer GWJ file unless I am from Bwp.

  1. The service charges will vary between 20 to 30 rupees per sqft per month. However, when these apartments do get possession we will have a clear picture.
  2. The property tax is very low somewhere between 3 to 4000 per month as of now and depends on the apartment size.
  3. Rental income will be taxed as per any other rental income, if you are making 10 lacs in rent the tax will be 60000. However this may vary in future.

Dear Atif,

Firstly your calculations are wrong, first of all house that costs 1.25 crores does not give 50k rent, max it will give you is 30k. Kanal house in DHA worth 6 to 7 crores only gives 2 lacs to 2.5 lacs rent.

Serviced apartments purchased with the similar capital will give you 4 lacs rent that too at 7% only. However, now you are even getting up to 10% in some serviced hotel apartments.

As for service charges etc on apartments, such charges also apply on houses, as you maintain them, pay rental tax and any other property taxes applicable.

Lastly serviced apartments sell out almost similar to houses if not easier, you just need to be in the right place at the right price and with the right people. You may feel this way because for house sales you can find so many agents but for apartment sales, the market is still very niche and limited.
