MRA – March 2017 Property Market Report DHA Lahore

Notice :  MRA (Monthly Real Estate Analysis) – March 2017 DHA Lahore Property Market Report is a general guideline and does not cover all aspects of the market. The real estate trends vary even within blocks of the same phase and for a layman it gets very complicated and confusing. Present Market Condition

The market remains stable and continues to show slight improvement every passing day. Genuine buyers and sellers continue to the rule the market as investors have slipped behind the back screen. If you are a genuine buyer who intends to own real estate and hold it for a certain period of time than this is the best market condition.

DHA Phase 1 to 5

Phase 1 to 5 have remained stable and no difference from our last month analysis. Before you invest in M block of Phase 5,  i want you to know that it is not an ideally developed area, I strongly advise you to please go and visit it before you invest in M block of DHA Lahore Phase 5.

Work is under progress on the underpass linking Phase 5 and M block which will link it further with B block of Phase 9 Prism. However i think this is far more important for 9 prism than M Block itself.

Keep your eyes and ears open for

Pentasquare and M block extension news.

Recommendation

a. Buy commercial for rental purpose.

b. We do not recommend buying in M block.

c. We do recommend that if you have a plot for investment in Phase 5, sell it and buy some thing in DHA Phase 8 proper.

DHA Phase 6

Prices in Phase 6  are stable and the prices are sailing smoothly. Our analysis remains the same as for the previous month. There is no imminent rise in prices expected, so if you plan to buy a plot in Phase 6, take your time and find yourself a good deal.

Prices in CCA 2 have remained stable and i doubt they will increase any time soon.

MB commercials are seeing a bit of stability and prices have bounced back almost to the level before July 2016.

Recommendation

a. Buy residential plots in DHA Lahore phase 6 if available at a lower price than the market. That will pay you off in a few months.

b. Good opportunity to buy commercial on Main MB in front of N and L Blocks of Phase 6 and P block of Phase 7.

DHA Phase 7

DHA Lahore Phase 7 is showing some positive improvement because of  investor interest in previous month. The prices are not going to fly high but i believe that it will remain in popular demand during the next few months.

However when it comes to residential plot, i will prefer Phase 7 plots instead of 9 Prism for a mid-term holding of 1 to 2 years or if you want to immediately construct your home in DHA.

The commercial files of Phase 7  came down to 235 Lacs and than back to  trading at 255 Lacs . We believe they will most likely remain stable this month.

Recommendation

Same as last month

a. If you have limited budget buy a plot in Phase 7 to make a house.

b. Buying 4 Marla commercials files in DHA Phase 7  on dips towards 220 to 235 Lacs is a good strategy for short-term trade.

DHA Phase 8

Not a lot of buying happening in Phase 8 and we do not see that happening this month either, unless the construction of houses start.

Broadway commercial is receiving a lot of interest again, please take a look at our recommendations for buying a commercial.

Ex Park view of Phase 8 is a great option for investment and the prices are still my favorite for a 2 Kanal plot. Reasonably good plot is available in almost 400 lacs and i believe is the best area to buy a 2 Kanal plot in this price.

4 Marla commercial files of Ex Park View are now trading well above 270 to 290 Lacs and we believe that it has the potential to reach 350 Lacs before June this year.

Our forecast for Z ivy green remains the same as previous month.

Keep your eyes and ears open for

a. Possession updates.

Recommendation

a. We strongly recommend to buy residential plots on dips for investment or if you wish to make your own house. or buy 10 and 5 Marla plots in Y block on dips.

b. Buy 4 Marla Shivpur or Malikpur files in Phase 8 Ex Park View anywhere between 265 to 280 Lacs.

c. We will only recommend you to buy 4 Marla commercial between 300 to 500 Lacs and 8 Marla between 650 to 850 Lacs in good areas of Broadway.

DHA Phase 9 Town

Residential plots are seeing a bit of interest as the prices are on the lower end. It is a good opportunity to buy them at these prices.

4 Marla commercial files have seen a boom and prices are trading at 325 Lacs . As we suggested last month that if the files get plot numbers allotted the prices will rise to 325 to 350 lacs and this is what exactly happened. This latest price increase is because some of the files were allocated plot numbers.

Recommendation

a. Surely a buy for mid term trade and enjoy a million or more in one year on just an investment of 5.5 Million.

b. Buy 4 Marla commercial files of 9 town to ride the wave till 350 to 375 Lacs as files are being allocated plot numbers. 310 to 315 Lacs will be a good buying price you can try to achieve this month.

DHA Phase 9 Prism

DHA Lahore Phase 9 Prism is rising steadily and offers best short-term trading opportunities at this time.

Commercial prices are however very high at the moment and we suggest that you sell them at these prices..

Keep your eyes and ears open for

a. Be careful of any steep price spikes as they will most likely reverse later this year.

Recommendation

a. Sell residential and Sell Commercial plots if the prices go higher than 15%.

B. We only recommend buying for short-term & mid-term trades.

DHA Phase 10

File price for 1 Kanal started from 62 Lacs and is now available for 57 Lacs. As more availability comes in the market in coming months the prices may go down a bit further.

 Recommendation

a. It is better to wait a bit more before investing in Phase 10 files. The prices are going down from now on and i think best is to buy them if they reach 50 Lacs.

DHA Phase 11 Rahber

The transfer office of Rahber has shifted to DHA Lahore main office complex and it has offered some stability to the falling file prices.

Our view on purchase of 4 Marla commercial files is positive after the above news and we believe that it will push the prices to 220 to 225 Lacs in coming months.

Keep your eyes and ears open for

a. Balloting news may push the prices higher but seems unlikely that we will hear any such news this month.

Recommendation

a. We only recommend buying 4 Marla commercial at 190 to 200 Lacs for a long-term investment.

b. The residential file is trading at 29 Lacs which is again not a very attractive price for investment.

What is your opinion of Q block Phase 7. Basically of plots close to village. Why hasnt DHA constructed a wall on the whole of boundary?
