MRA – September 2017 DHA Lahore Property Market Report

The real estate trends vary even within blocks of the same phase and for a layman it gets very complicated and confusing. Present Market Condition

In one of the recent articles we have come to a conclusion that the real estate market is only reacting to genuine demand and investment opportunities. These genuine demands are generally triggered by events such as housing demand, balloting and possession. In the light of this new trend we must focus our investment in areas where we can foresee major developments in near future. Real estate sectors which rely on market investors alone may continue to suffer for some time.

Lets have a look at each sector of DHA Lahore one by one:

DHA Phase 1 to 5

Generally good for buying a house or a plot for your own home. It does not offer any short term gains in property prices at this moment. M block Phase 5  commercial balloting has been done in July and the prices are now settled. The construction on the under pass connecting Phase  5 and M Block ext is going speedily and is expected to be completed in next few months.

DHA Phase 6

DHA Lahore Phase 6  continues to attract genuine buyers and the only sector which has gained 3 to 4 Million in the last year. 2 Kanal plots in E Block are a good option for investment as the prices are relatively good. There are various pockets in E , F , K , C. L  and D block where you can still find a 1 Kanal plot in less than 2 crores.

10 Marla plots in D & L block of Phase 6 which are available at 135 to 150 Lacs. I do believe that there is a room of growth in Phase 6 in selected sectors both in commercial and residential properties. 5 Marla and 7 Marla plots are also available in D Block and out of both i believe 7 Marla offer you a better return on your investment.

Development of CCA 2 of Phase 6 is being done with speed and is a good area to invest because of the market sentiment. However The entire bubble is based on the supposition of Bedian road expansion and the link road to 9 Prism. It is a matter of time though, but how much time it will take for the expansion project to start is still a big question. However besides all these positive factors, no one is sure about the time line and when will this commercial area become active. I do believe that the present prices in CCA 2 are already high and it may take some time before they take another jump up.

Prices of MB Commercials and CCA 2 have reached the top for now and will continue to trade in the same ranges.

Recommendation

a. Buy residential plots in DHA Lahore phase 6 if available at a lower price than the market. That will pay you off in a few months.

b. Good opportunity to buy commercial on Main MB in front of N and L Blocks of Phase 6 and P block of Phase 7 if the prices take a drop.

DHA Phase 7

DHA Lahore Phase 7 prices are stable and in a higher zone as we suggested last month they will not go any higher this month as well. However R block, P block and Q block will remain in demand because of the genuine demand of houses.

Recommendation

Same as last month

a. If you have limited budget buy a plot in Phase 7 to make a house.

b. Buying 4 Marla commercials files in DHA Phase 7  on dips towards 230 to 235 Lacs is a good strategy for short-term trade.

c. Buying 5 Marla plot in 45 to 46 Lacs or file in 37 Lacs is a good investment if you are looking for small investment opportunities.

DHA Phase 8

Recent months have seen  DHA Lahore Phase 8 residential plots prices going down.  The prices in Phase 8 are now attracting investors and genuine buyers. The prices of U and V block are specially very attractive and the location of certain areas is as good as W and T block of Phase 8.

The work has started on the business hub in Phase 8 and will surely help the Broadway commercial activity in near future.

Broadway commercial is a developed commercial zone which should be one of your best bets when it comes to genuine growth and development. The prices will remain stable for now and will give you a good opportunity to but a good plot before it starts moving up as the commercial activity starts to develop here in next couple of years. 8 Marla B and C block plots located around parking or the back of main road are the best options for investment as of now. Ex Park view of Phase 8 is a great option for genuine buyers and the prices are still my favorite for a 2 Kanal plot. Reasonably good plot is available in almost 400 lacs and i believe it is the best area in entire DHA Lahore to buy a 2 Kanal plot in this price.

4 Marla commercial files of Ex Park View The prices of 4 Marla files took a dip of a Million in July and i believe that they keep offering great buying opportunities. If you are interested in getting a commercial in as low as 250 to 260 Lacs than nothing beats these 4 Marla commercial.

Z Ivy green is undergoing speedy development, however the prices hare not gaining any upward momentum for now.

Recommendation

a. We strongly recommend to buy residential plots on dips for investment or if you wish to make your own house. or buy 10 and 5 Marla plots in Y block.

b. Buy 4 Marla Shivpur or Malikpur files in Phase 8 Ex Park View anywhere between 260 to 280 Lacs.

c. We will now recommend you to buy 4 Marla commercial between 400 to 500 Lacs and 8 Marla between 750 to 950 Lacs in good areas of Broadway.

DHA Phase 9 Town

9 Town is has been an underdog for some time, however in our recent trip to the surrounding areas we noticed that 5 Marla plots in Phase 6 are almost not available. So what will happen when there are no 5 marla plots in Phase 6 ? well ofcourse the only genuine demand will shift to the only place it can meet the requirement and that is 9 Town. I think by the mid of next year we will start seeing genuine growth in 5 Marla plots of 9 Town. In my opinion this is the best time to buy it as it is the best place to build your own 5 marla house in just under 90 Lacs.

Commercial plots demands are between 350 to 400 Lacs depending on there location, however not a lot of buying and selling is happening at the moment. However the sale and purchase is slow at the moment and we definitely suggest that you buy in Boroadway commercial in these prices or even if you like this area, pool up a bit more and buy a 4 Marla plot in CCA 2.

Recommendation

a. Surely a buy for mid term trade and enjoy a million or more in one year on just an investment of 5.5 Million.

DHA Phase 9 Prism

Our opinion about 9 Prism is similar to last month. It is a good investment if you want to hold till possession, however it will not reap any benefits in short term. Wait for a dip before you purchase any thing here unless you are a long term player.

Commercial prices are already very high in 9 Prism and are totally inflated, we do not recommend buying commercials in the present prices. Instead you can select from options below for commercial investment.

  • Broadway Phase 8
  • MB Phase 6
  • Commercial files of Park View Phase 8 , Phase 7 , Rahber and 9 Town.
  • CCA 1 & 2 of Phase 6

Recommendation

a. Sell residential and Sell Commercial plots if the prices go higher than 15%.

B. We only recommend buying for short-term trades.

DHA Phase 10

A lot of fake buying activity for Phase 10 files is seen in the market in March in order to stabilize the prices. I will be patient and wait till it comes near 50 Lacs to make any investment.

 Recommendation

a. It is better to wait a bit more before investing in Phase 10 files. The prices are going down from now on and i think best is to buy them if they reach 50 Lacs.

DHA Phase 11 Rahber

Balloting of Rahber did not happen in August, however it is supposed to happen very soon.  In my opinion it should happen maximum by October.  The rumors of balloting have not really lifted the prices of files any higher than what they were last year as well. However balloting will change that for good. This is also the only area where we can look for short term gains.

If balloting happens we are very sure that the plot prices will go higher. We are expecting residential plot prices of 5 Marla plots to start from 35 Lacs till 40 lacs after balloting. 4 Marla Commercial plot price will be between 250 Lacs to 300 Lacs after balloting.

Recommendation

a. We recommend buying 4 Marla commercial at 210 to 215 Lacs for a Short term investment.

b. The residential file  however is trading at 31 Lacs which is again not a very attractive price for investment but will certainly give you decent returns in short term because of expected Balloting.

Dear Sir,
If one intends to build a commercial property to get a stable regular rental income, what is your recommended place? Budget is around 50 M for land only.
