MRA – April 2017 Property Market Report DHA Lahore

Notice :  MRA (Monthly Real Estate Analysis) – April 2017 DHA Lahore Property Market Report is a general guideline and does not cover all aspects of the market. The real estate trends vary even within blocks of the same phase and for a layman it gets very complicated and confusing. You can however attend our real estate briefing and discussion sessions held every Friday 7 to 8 Pm to answer your queries in person .

Present Market Condition

Generally the market has slowed down in March a lot of investor focus has moved to Gwadar , which in my opinion is now entering the high risk zone as the prices have increased manifolds . DHA Lahore Phase 8 has shown signs of recession where as Phase 7 and Phase 9 Prism have shown small gains. However Months of April , May and June will bring some life back as foreign investments kicks into play.

It is important to mention that rise in Gwadar real estate prices and shift of investors interest has effected DHA Lahore immensely. This trend is likely to last for a while and therefore we are not going to see much activity in Lahore real estate. As for Gwadar we will soon start a regular update about it as the prices in Gwadar have risen sharply and i am not at all comfortable in trading in Gwadar at the present prices specially in raw land. We have previously suggested that you should only buy in Sangar and New town and we are strongly recommending it again. Please remember that Gwadar real estate is based on speculation and it will be a high risk investment in near future if the prices do not stabilize.

DHA Phase 1 to 5

Remains unchanged please see our previous month report.

DHA Phase 6

Prices in Phase 6  are stable and the prices are sailing smoothly. We do believe that the next couple of months including April will see a bit more activity in Phase 6 and we may see some gains on genuine market demand. Housing demand will also increase in the next few months as the summer holidays and Eid always brings Expats demand.

Prices in CCA 2 are stable and it will continue to trade that way in April.

Genuine buyer interest is expected in MB commercials in April.

Recommendation

a. Buy residential plots in DHA Lahore phase 6 if available at a lower price than the market. That will pay you off in a few months.

b. Good opportunity to buy commercial on Main MB in front of N and L Blocks of Phase 6 and P block of Phase 7.

DHA Phase 7

DHA Lahore Phase 7 will continue to show positive trend because of housing demand. P.Q.R, S.T & U blocks are best suited for immediate construction of the houses.

Commercial plots in Phase 7 are not the ideal investment to make in April.

Recommendation

Same as last month

a. If you have limited budget buy a plot in Phase 7 to make a house.

b. Buying 4 Marla commercials files in DHA Phase 7  on dips towards 230 to 235 Lacs is a good strategy for short-term trade.

DHA Phase 8

DHA Lahore Phase 8 has slowed down and i believe it is a good time to buy once more. Lack of investor interest which has shifted focus to Gwadar and absence of genuine demand to build houses are the main reasons behind this slow market. However it will change in next months as Lahore market has remained very slow for almost an year now and Eid holidays followed by summer holidays will help build some momentum back as a result of interest from Expats to purchase real estate during this period.

Broadway commercial is receiving interest again, however lack of commercial activity has stalled the prices. Please take a look at our recommendations for buying a commercial. Announcement of the business hub in D Block of Broadway and speedy completion of the Polo and theme park which is adjacent to Broadway commercials of Phase 8 should bring positivity in near future.

Ex Park view of Phase 8 is a great option for genuine buyers and the prices are still my favorite for a 2 Kanal plot. Reasonably good plot is available in almost 400 lacs and i believe it is the best area to buy a 2 Kanal plot in this price.

4 Marla commercial files of Ex Park View went uptill 285 lacs in March and than came back down to 265 Lacs but it is expected to go up towards 300 lacs which we are targeting in April and May.

Z Ivy green will not be a huge gainer in April.

Keep your eyes and ears open for

a. Possession updates.

Recommendation

a. We strongly recommend to buy residential plots on dips for investment or if you wish to make your own house. or buy 10 and 5 Marla plots in Y block on dips.

b. Buy 4 Marla Shivpur or Malikpur files in Phase 8 Ex Park View anywhere between 265 to 280 Lacs.

c. We will only recommend you to buy 4 Marla commercial between 300 to 500 Lacs and 8 Marla between 650 to 850 Lacs in good areas of Broadway.

DHA Phase 9 Town

Residential plots are seeing a bit of interest as the prices are on the lower end. It is a good opportunity to buy them at these prices.

4 Marla commercial saw a top of 325 lacs before coming down to 310 Lacs . I believe it will continue to trade around 300 to 320 Lacs in April as well.

Recommendation

a. Surely a buy for mid term trade and enjoy a million or more in one year on just an investment of 5.5 Million.

b. We do not recommend buying 4 Marla commercials above 300 Lacs in April.

DHA Phase 9 Prism

DHA Lahore Phase 9 Prism is rising steadily as more and more installments are paid, also the number of transactions in 9 Prism are highest in entire DHA and offers best short-term trading opportunities at this time.

I will hold on to my position that Commercial prices are very high in 9 Prism at the moment and suggest that you sell them at these prices..

Keep your eyes and ears open for

a. Be careful of any steep price spikes as they will most likely reverse later this year.

Recommendation

a. Sell residential and Sell Commercial plots if the prices go higher than 15%.

B. We only recommend buying for short-term & mid-term trades.

DHA Phase 10

A lot of fake buying activity for Phase 10 files is seen in the market in March in order to stabilize the prices. I will be patient and wait till it comes near 50 Lacs to make any investment.

 Recommendation

a. It is better to wait a bit more before investing in Phase 10 files. The prices are going down from now on and i think best is to buy them if they reach 50 Lacs.

DHA Phase 11 Rahber

The transfer office of Rahber has shifted to DHA Lahore main office complex and it has offered some stability to the falling file prices.

Our view on purchase of 4 Marla commercial files is positive after the above news and we believe that it will push the prices to 220 to 225 Lacs in coming months.

Keep your eyes and ears open for

a. Balloting news may push the prices higher but seems unlikely that we will hear any such news this month.

Recommendation

a. We only recommend buying 4 Marla commercial at 190 to 200 Lacs for a long-term investment.

b. The residential file is trading at 30 Lacs which is again not a very attractive price for investment.

For Medium term from 1-2.5 years will DHA Prism would be better option or DHA IVY Green for smaller plots i.e 5 marla.

Both are good but i prefer 9 prism as it offers better opportunities in long term as well.
