Aldar plans to introduce a large villa and townhouse community in Dubai before the end of 2026, according to an interview with Aldar Development chief executive Jonathan Emery published by The National on October 14.

The scheme will be developed with Dubai Holding and would follow Haven, Athlon and The Wilds. The interview provides an update on the launch timetable, while the project’s value remains undisclosed.

The wider Dubai partnership

In a joint announcement dated February 6, 2026, Aldar and Dubai Holding said two additional development plots would accommodate almost 14,000 homes with a combined gross development value exceeding AED38 billion. One site, opposite Nad Al Sheba along Dubai’s eastern growth corridor, was earmarked for a family community and a 2026 launch. A separate Palm Jebel Ali development was scheduled to begin sales in 2027.

Those combined figures should not be treated as the size or value of the forthcoming villa launch. The formal project release is needed to establish its individual pricing, home count, payment terms and construction schedule.

Launch plans and delivery expectations

Emery also told The National that Aldar expects to hand over more than 3,000 homes across its portfolio in 2026, rising to as many as 4,500 in 2027. Its first Dubai handovers, at Haven, are expected next year.

For readers following the new community, the next milestone is the official sales announcement. A launch target indicates when homes may reach the market; completion and occupancy depend on the project’s separate delivery programme.
