Dubai office rents remained steady in the third quarter of 2026, even as leasing activity slowed, according to a Savills report published on 15 October. The consultancy put average market rent at AED241 per square foot.
Approximately 20,200 office rental transactions were recorded between July and September, compared with 21,900 in the preceding quarter. Savills reported an 8% quarterly decline.

Smaller offices lead transactions
Smaller premises accounted for most leasing transactions. Offices measuring less than 1,000 square feet represented 66% of deals. Corporate relocations continued to support demand, while occupiers focused on accessibility, building quality and operating costs.
Supply remains a forecast
The report estimates an indicative office supply pipeline of 20.4 million square feet for 2026–2030, with deliveries increasing from 2028. These projections remain subject to changes in project schedules and market conditions.
The report does not disclose the weighting used for its market-wide average rent; individual buildings can differ.
