Dubai developers launched about 50,000 homes in the first nine months of 2026, roughly 64% fewer than in the same period a year earlier, according to Savills’ Q3 residential report, published on October 12. Only around 5,000 units were launched during the third quarter.

Launches measure homes brought to market. They are distinct from registered sales and completed properties, so the decline does not mean Dubai delivered or sold 64% fewer homes.

Ready-property activity strengthened

In the full Savills report, ready-property transaction value reached AED25.1 billion, up from AED21.3 billion in Q2. Total residential transactions numbered about 34,500, down 4% quarter on quarter.

Savills said changes in the properties being sold affected headline comparisons. Its matched-property figures showed apartments down 1.7% quarterly, while villas and townhouses were unchanged.

The delivery pipeline remains uncertain

More than 525,000 homes are scheduled for 2027–2030. Savills expects fewer launches and delayed completions to ease immediate supply pressure. These are planned deliveries, and the schedule is not a guarantee that every unit will be completed on time.

What buyers should examine

Imlaak analysis: Citywide statistics provide context for a property decision. Buyers still need recent transactions for comparable homes in the same building or community. An off-plan assessment should examine construction progress, the contractual handover date and payment obligations. A ready property also requires scrutiny of achievable rent, service charges, maintenance and financing costs.

A slower launch calendar alone cannot establish an individual property’s future price or rental performance. This report covers Dubai residential property; its totals should not be combined with broader all-property dashboards or a single brokerage’s transaction sample.
