Dubai Retail has announced Skylight Mall Dubai, a shopping and leisure destination on Al Khail Road scheduled to open in 2027. The company’s 6 October announcement sets out plans for more than 360 stores across 1.3 million square feet of gross leasable area.
The destination will combine shops, restaurants, entertainment and everyday services. Dubai Retail identifies Jumeirah Village Triangle, Jumeirah Islands and The Springs among the communities it expects the mall to serve.

What has been confirmed
Dubai Retail, part of Dubai Holding Asset Management, says Skylight Mall will take its portfolio to 58 malls and lifestyle destinations. Its announcement describes connected indoor spaces designed to bring shopping, dining and social activities together.
The 1.3 million-square-foot figure refers to gross leasable area, the space available for tenants. Readers should keep that distinction in mind when comparing it with other developments reported by total built-up area.
Imlaak analysis: nearby communities
From a property-market perspective, the useful question is how the mall will fit into residents’ daily routines. More nearby shops and services could make the surrounding neighbourhoods more convenient, particularly for households comparing access to amenities.
That is an interpretation of the planned development, rather than evidence of an increase in property values. A mall announcement alone cannot establish future rents, sale prices or investment returns. The eventual tenant mix, opening schedule and ease of access will determine much of its practical impact.
Details to watch before opening
The announcement provides a 2027 opening target but does not name a month, list confirmed retailers or disclose a project investment value. These remain important details for residents, retailers and property buyers following the development.
For anyone comparing homes nearby, the sensible approach is to assess existing amenities and the actual journey from a particular building or community, then treat the planned mall as a future addition. Its location on a major road does not, by itself, establish walking access or a short door-to-door trip.
