I think it is a good option except that a lot of land in Park View is taking a lot of time to clear and the time line is not clear at all.

nice analysis… however I may add that I have a phase 7 commercial file MOUZA KARBATH which yu dint mention in this article. whats the difference in mouzas? and do they ballot according to mouzas?

Dear Imran, yes you are right there is a Mouza Karbath , however the files are a bit scarce and therefore we did not mention it but will make amends.

There is no evidence or promise by DHA that they will do balloting according to Mouza, more over it is not even mentioned on your allocation file.

thanks for the reply. can yu comment on the recent uprising of commercial files? what should be my exit level from this phase 7 commercial?

Dear Imran, i do think 250 to 275 Lacs is a selling zone for Phase 7 commercial as of now, but wait a bit it should touch 275 atleast before June in my opinion but than it is just an assumption.

What will i do ? i will sell Phase 7 and i will buy either Park view or 9 Town commercial.

Good anaylsis..however it can be more useful if you can hint where would these investment stand after a year in view of forthcoming developments in lahore. To me rahber would be biggest gainer as it would have multiple asesses due to ring road and defence road as well as orange line.. the land acquisition is complete and you can safely assume ballot in fistt half of current year.

I think the estimates are rather on plus side…can happen.but to be very realistic..it can be as follows:_
1. Parkview…300 minus
2. Dha town..325 plus
3. Phase 7..275 plus
4. Rahber..275 plus

Well you are generally 2.5 million short of my analysis except Parkview where u have estimated only a 5 Million increase which i believe you have underestimated. There is a strong logic about the price hike i suggested in Park view.

Just for discussion sake, why do you think it will stay below 300 lacs, when this is the only developed Phase with houses constructed and 8 Marla commercials already being rented out?
