Comparison of investment in DHA Multan, Gujranwala and Peshawar

Drawing a comparison of investments in DHA Multan, DHA Gujranwala, and DHA Peshawar is the need of the day. DHA Multan and DHA Gujranwala have been some of the best investment options in recent years and most preferred since 2019. However, If you have been following our blog and channel you would know that since 2017 our focus has remained in these 3 areas. In 2019, we started to focus more on DHA Multan and even recommended our investors to shift from DHA Peshawar to DHA Multan. It has worked for us although DHA Peshawar has also given very good gains even after 2019, however, DHA Multan has even performed better.

Now some may question why I did not focus on DHA Bahawalpur or DHA Quetta. The answer is simple, I would have if I did not in DHA Peshawar, Multan, and Gujranwala. Keeping your assets in select areas which are better in comparison and where you can follow up easily is far better than spreading them all around. Over diversification can sometimes be a problem when you want to actively manage your properties and it is far better to keep your investments consolidated.

I still believe that while DHA Bahawalpur and DHA Quetta will give good returns, if you have other options that are safer it may just be wiser to keep yourself limited to the safer ones. However, if some of you do not have the investment for the first three on your list then it may be a wise decision to move to DHA Bahawalpur and Quetta.

DHA Peshawar

DHA Peshawar has performed phenomenally and presently the price in A and B block averages out between 2.3 to 2.8 crores. It will not be a huge surprise that the price moves closer to 4 crores in years to come. Actually, among all these three options, I believe DHA Peshawar will remain the most expensive.

Timeline

DHA Peshawar will reach its milestone of 3.5 to 4 crores in 3 to 4 years timeframe max.

Recommendation

If you have a plot in DHA Peshawar purely from an investment point of view the expected increase only accounts for approx 10% per annum. This isn’t a very good return on investment and therefore I recommend that you should sell it and move to some other area. As more time passes the ROI is going to go down further.

For those of you who are not in KPK, I strongly recommend selling and moving your investment back to Lahore.

DHA Multan

In the past 2 years, DHA Multan has given a solid 100% plus profits and is still going strong. In general, the prices will remain stable and growth will be solid. I do not see any kind of bubble in DHA Multan as of now and the present rise in price is due to genuine demand, infrastructural growth, and speedy development.  While it may have some highs and lows, it should safely reach the benchmark of 2 crores. Files are also available and balloting is expected soon as well.

Timeline

DHA Multan will reach its milestone of 2 crores average in 3 to 4 years timeframe max.

Recommendation

If you have a plot in DHA Multan in a good location, it still has the potential of 20% growth per annum, which is better than what I foresee in DHA Peshawar. If you want to invest I believe DHA Multan is better and safer than even DHA Gujranwala as you will be buying a plot and not just a file.

I will also recommend that at these prices buying a plot is more suitable than buying a file in DHA Multan as the difference is very minimal. At this moment the file is at 72 to 73 lacs and an average plot can be purchased at 85 to 90 lacs.

DHA Gujranwala

DHA plot location balloting is expected soon and that is exactly why we have seen a huge jump in file prices. 1 Kanal file price is roaming around 90 lacs and 10 Marla file around 60 lacs. Besides that DHA Gujranwala has also signed a deal with ARY for a laguna living as launched already by them in DHA City Karachi.

Timeline

Balloting is expected this year and DHA Gujranwala plot price after location ballot will take 2 to 3 years to reach 1.75 to 2 crores.

Recommendation

I am not comfortable with the plot location ballot and I do not think it is the right time to invest in files. Unless 1 Kanal file drops below 70 lacs then you can think of investing in files.

It is wiser to invest in DHA Gujranwala after the plot ballot even if the price rises a bit. Additionally, I will prefer to invest in DHA Multan even if I earn the same profit it offers more safety and stability as I will be investing in balloted plots.

Conclusion

If your budget allows you DHA Multan, DHA Gujranwala, and DHA Peshawar are the best options available for you. However, if you have budget constraints then you can look at DHA Bahawalpur and DHA Quetta.

In terms of priority, I feel DHA Multan is most lucrative and safe, followed by DHA Gujranwala after plot ballot and lastly DHA Peshawar.

I have an advice for those special clients who wants to earn a very good profit in a very short period of time And want to invest that money for a long period in order to make handsome amount of profit.
If you know, still their is a juice and it’s time to invest in DHA Multan and hold that property for the moment when DHA Gujranwala do it’s balloting which are going to be held in a very near future. My advice is to sell the property in Multan then buy and hold the property in DHA Gujranwala for a little longer period.
After some time it will give you huge amount of profit and you will enjoy the rest.
