Defence Raya has recently launched condominium apartments in Phase 6 of DHA Lahore and are being marketed by Zameen. This has been a long awaited launch and we have been hearing about it for a long time. So is it going to be worth the investment and should you be investing in it? well in todays blog we will be covering that in detail.

Difference Serviced apartments & condominiums

This is the first project of condos in Lahore as such and lot of people do not understand and consider them similar to serviced apartments. The reality is that serviced apartments are basically fully-furnished units, with regular housekeeping, convenient nearby amenities like supermarkets, inhouse dining etc. They’re generally more affordable than hotels, especially if you’re planning for a longer stay. Mostly serviced apartments are usually for commercial use and have a higher rental potential.

As opposed to serviced apartments condominiums are meant for residential purpose and mostly used as a single family home. Condos are private properties meant to be occupied by home owners or long term tenants. However, the lines are often blurred between the two types of properties these days.

Defence Raya Condominiums

Defence Rays condos are located right next to the club house facing K block of Phase 6 and enjoy the beautiful view of golf course lake. The entire community is supported by the country club and a huge commercial area along with a planned shopping mall.

Presently only 3 towers are launched with a total of 150 apartments but in future they have a plan to launch more than a 1000 of such units. The exterior of the building looks very chic and modern.

These condos offer 1, 2,3, 4 bed and penthouse of various sizes with private balconies and shared terraces and garden.

Min size of 1 Bed is 958 sqft and price starts from 1.6 crores with 30% advance and 10% on possession, the installments have to be paid over a period of 3 years in 11 quarterly payments.

Min size of 2 Bed is 1593 and price starts from 28 Million but goes up to 43 Million for a 2583 sqft.

Min size of 3 bed is 2164 starting at 41 Million and goes up to almost 53 Million and a max size of 2939 sqft approx.

The per sqft price of the condos varies starting from a min of 16000 sqft approx. to almost 21000 per sqft depending on location and floors. So you may find a bigger apartment at a lesser price but with a compromised view and vice versa. 

The 3 buildings come in ascending heights with tower A at 11 storeys, B at 12 storyes and C at 13 storyes.

Location (8/10)

The project is located on the Defence Raya Golf course alongside the club and there is no doubt that in future this will be a very happening place. However for now it will take some time before we see all that hustle and bustle but for now this place offers peace and tranquility with scenic view of Raya golf resort.

It scores 8 out of 10 Marks for selection of the location.

Design and layout (6/10)

The elevation is very chic and edgy offering a unique angled architecture deserving a 10 out of 10. However I am not at all impressed by the design of some apartments within the building, to me angled walls inside apartments just speaks cheap and I have no idea why the developer even went for some thing like that in the first place.

So I will only give a 6 out of 10 for Defence Raya condominiums in this area.

Parking (10/10)

Good dedicated parking areas for all apartments for more than one cars is available when it comes to bigger apartments.

10 out of 10 for the developer.

Amenities  (8/10)

The Defence Raya Condos usually are more of an independent units and do not offer much exclusive amenities except concierge,  reception and laundry services besides the gym, sauna and swimming pool. You are certainly going to miss out on house keeping and room services in these condos. However these 3 buildings come with private access to the club which comes at an additional membership fee of 2 Million PKR.  If you are willing to pay for that than you can enjoy a lot more including cinema, dining, cigar room etc which the club has to offer.

We will give 8 out of 10 to Defence Raya condominiums for these amenities.

Entertainment (6/10)

Not much in term of exclusive entertainment in Defence Raya condominiums, no exclusive kids play areas etc but than condos are not meant to be serviced apartments after all. These really are meant for single family units and they do a wonderful job in that department. Additionally if you really want more than you can avail some more perks by obtaining the club membership.

Pricing and buying plans (7/10)

The price plans of Defence Raya apartment condos are a bit complex and confusing. The price varies a lot depending on the unit and its view. A 3 bed 2600 sqft condo ( almost 10 marla) can cost you approx. 4.1 crores to 5.3 crores. In addition the penthouses seem to be way too expensive.  This seems a bit on the higher side for a condo considering you can buy a fully independent 1 Kanal Villa in excess of 6000 sqft and 5 bedrooms in Defence Raya, facing golf course any where between 5 to 7 crores and a luxury apartment in Goldcrest Mall in similar price ranges just next to phase 3. However, while it looses in the central location and luxury aspect it makes up through the golf resort and the club, therefore probably it will all come down to your personal choice.

7 out of 10 for Defence Raya condos in this department.

Marketing Strategy (10/10)

A solid marketing strategy can do wonders for the project and who else knows it better than DHA Lahore.  We have evaluated the brochures, pamphlets and marketing strategy, which includes hiring Zameen and its associated agencies to market and sell the project and we believe that it will add a lot of optimism about the Defence Raya condominiums project.

10 out of 10 in this one for Goldcrest.

Resale Value (7/10)

All the projects done by Defence Raya previously have suffered in resale, including the villas and commercials and I do not think so that this will be an exception. You may see some initial premium on these apartments due to market hype but things will gradually settle down. The good thing about DHA Lahore is that it does not artificially manipulate the prices so I think resale will offer some good investment opportunities in future.

Construction & quality (9/10)

So far so good but we have yet to see the model apartments etc and 3d interiors of the building so while I  would have surely given it a 10 , but I will wait till we see further progress. The builders are surely making sure not to compromise on time schedules and quality. The building is earthquake proof.

Defence Raya condominiums scored 8 out of 10 in this one.

Developers (10/10)

Do we even need to talk about this? I mean with DHA Lahore and BRDB behind the project we should have no doubts that this project will be a landmark development. Your investment is completely safe and the project will be delivered timely.

Without a doubt a 10/10.
