IMLAAK JOURNAL · NOVEMBER 2026 PAYMENT GUIDE

Presidential Suites Tower B: compare installments, rental income and upfront value using the 437.5 sq ft half-key allocation 2304-H1.

Presidential Suites in Tower 2 at Falettis Grand Hotel Ayubia offer three distinct ways to invest: staged installments, upfront purchase with rental income, or a larger upfront discount with a two-year buyback option. The right choice depends on whether your priority is manageable payments, income or a lower entry price.

This guide uses the released 2304-H1 half-key allocation of 437.5 sq ft to show the numbers clearly. Its base price is PKR 19,687,500 at PKR 45,000 per sq ft. This area belongs to this specific allocation; half-key and quarter-key sizes should always be read against the selected unit. The three plans are alternatives, not benefits to combine.

Your payments and optional exit choices

Plan A: 30% now → 55% across 36 months → 15% at possession.

Plan B: Full price now → 12% annual rental for three years → optional purchase-price buyback after three years.

Plan C: 70% of list price now → optional buyback at 130% of that paid price after two years.

Three alternative structures for allocation 2304-H1. Rental commencement, payment dates and buyback exercise follow the selected agreement.

Plan A: 36-month installments with a 3% discount

Plan A — 3% discount with 36 monthly installments
Item Amount or timing
Discounted purchase price PKR 19,096,875
Down payment — 30% PKR 5,729,062.50
Monthly installments 1–35 PKR 292,000 each
Monthly installment 36 — balancing payment PKR 283,281.25
Total 36-month installment pool — 55% PKR 10,503,281.25
Possession payment — 15% PKR 2,864,531.25; separate due milestone
Rental / buyback Neither is included

The 3% discount reduces the base price of PKR 19,687,500 by PKR 590,625, leaving a purchase commitment of PKR 19,096,875. The initial 30% payment is PKR 5,729,062.50.

The installment pool is 55% of the discounted price, or PKR 10,503,281.25. It is paid through 35 monthly installments of PKR 292,000 and a final balancing installment of PKR 283,281.25 in month 36. The remaining 15%, PKR 2,864,531.25, is payable at possession. The final installment and possession payment are separate obligations; their due dates follow the agreed schedule.

This plan suits buyers who prefer to spread their purchase commitment rather than pay everything upfront. It does not include the rental guarantee or buyback benefits of the other two plans. Any future market-sale proceeds depend on the sale actually achieved, not an assumed return in this payment schedule.

Plan B: 12% annual rental income for three years

Plan B — full-price purchase with rental income
Item Amount or timing
Upfront purchase price PKR 19,687,500; no purchase discount
Contracted annual rental — 12% PKR 2,362,500 for a fixed three years
Total three-year rental PKR 7,087,500, without compounding
Optional buyback eligibility After three years, following the agreement’s exercise procedure
Buyback amount, only if exercised PKR 19,687,500 — 100% of full purchase price paid
Rent plus buyback receipts, if exercised and paid PKR 26,775,000 before charges and taxes; includes returned principal

Plan B requires the full base purchase price of PKR 19,687,500 upfront, without a purchase discount. The rental guarantee is 12% annually for a fixed three-year term, not a term that ends at possession.

For this allocation, the annual rental amount is PKR 2,362,500. Over three years, the total is PKR 7,087,500 without compounding. The plan also includes a buyback option after three years at 100% of the full purchase price paid: PKR 19,687,500.

Rental income and returned principal are different amounts. If the three-year rental payments are received and you choose to exercise the buyback under the agreement, combined receipts are PKR 26,775,000: PKR 7,087,500 of rent plus PKR 19,687,500 of returned principal, before applicable charges and taxes. The principal is not additional profit. This option suits buyers prioritising a rental-income structure rather than the largest purchase discount.

The selected agreement sets out rental commencement, payout frequency, responsible parties, charges and the process for exercising the buyback.

Plan C: 30% upfront discount and a two-year buyback option

Plan C — discounted upfront purchase with an optional exit
Item Amount or timing
Purchase discount 30% of base price: PKR 5,906,250
Full discounted payment upfront PKR 13,781,250
Rental guarantee Not included
Optional buyback eligibility After two years, following the agreement’s exercise procedure
Buyback amount, only if exercised PKR 17,915,625 — 130% of discounted price paid
Buyback profit component, if exercised and paid PKR 4,134,375 — 30% total over two years, not per year

The 30% upfront discount reduces this allocation's base price by PKR 5,906,250. The resulting purchase price is PKR 13,781,250, equivalent to PKR 31,500 per sq ft, paid in full upfront.

This option includes a contractual right to request buyback after two years at 130% of the actual discounted purchase price paid, subject to the agreement’s exercise terms. This is an optional safety feature, not an automatic sale or a requirement to exit. For this example, PKR 13,781,250 multiplied by 1.30 equals PKR 17,915,625. The profit component is PKR 4,134,375: 30% total profit over two years, not 30% per year.

Plan C does not include the 12% rental guarantee. It suits buyers with upfront funds who place greater value on a lower entry price and the two-year buyback option. The 30% purchase discount and 30% buyback profit use different calculation bases; they must not be added together and advertised as a 60% return.

Compare the payment commitment, income and exit separately

A purchase discount reduces what you pay. Rental income is cash paid under the rental arrangement. A buyback returns the agreed principal amount, with an additional profit component only where the selected plan includes one. These are different benefits, and each plan combines them differently.

Plan A spreads payments over 36 months. Plan B provides 12% annual rental income for three years and a principal buyback option after three years. Plan C provides a 30% upfront discount and an optional buyback after two years at 130% of the discounted price paid. Choose one alternative for the selected allocation.

Purchase discount

A lower entry price.

Plan A: 3% discount.
Plan C: 30% discount.

Rental income

Income under the rental agreement.

Plan B: 12% annually for three years.

Optional buyback

A contractual exit safety feature, not an automatic sale.

If exercised: Plan B returns the full purchase price after three years; Plan C returns the discounted price paid plus 30% total profit after two years.

The plans are alternatives. A purchase discount, annual rental rate and total buyback profit are different calculations.

What the 437.5 sq ft half-key represents

The worked example is the specific Presidential Suites allocation 2304-H1, with an allocated area of 437.5 sq ft. It is not a claim that every half-key has the same area or that a shared interest is a separately usable apartment. Your booking and ownership documents identify the exact interest, allocated area, income and cost rights, transfer terms and any personal-use arrangements.

Understand your chosen buyback option

Imlaak’s market outlook: PKR 65,000 per sq ft

Imlaak expects the future market price to reach around PKR 65,000 per sq ft.

Illustrative market value — separate from contractual buyback

Illustrative future market rate PKR 65,000 per sq ft — Imlaak projection
Example allocation 2304-H1: 437.5 sq ft
Illustrative gross market value 437.5 × PKR 65,000 = PKR 28,437,500
Net proceeds Actual achieved sale price less applicable charges, taxes and any outstanding obligations

Imlaak views the buyback as a safety feature rather than the default investment exit. If a stronger market develops, selling on the open market or continuing to hold may be more attractive. At the relevant decision date, compare a realistic net market-sale offer and the benefits and costs of holding against the optional contractual buyback amount, its conditions and the developer’s ability to perform.

Buyback is an optional contractual exit and safety feature in Plans B and C. You are not required to sell back simply because the eligibility date arrives. If you elect to exercise it under the agreement, Plan B offers 100% of the full purchase price paid after three years; Plan C offers 130% of the discounted purchase price paid after two years. Plan A does not include either buyback option.

The signed agreement records the relevant start date, notice requirements, responsible party and exercise process. These terms should be read with the selected allocation and payment option.

Choose your plan with a clear quotation

Before booking, obtain the current quotation and agreement for the allocation you select. Check the unit reference and area; chosen plan and price; initial payment and remaining schedule; separately payable charges; rental commencement and payout arrangements where applicable; and buyback timing, notice and exercise terms. This makes the agreed transaction clear without mixing benefits from different plans.

Verify ownership documents, current price, payment schedule, rental agreement, delivery obligations and exit terms before selecting a plan.
Your selected allocation and agreement bring the price, payment schedule and plan benefits together.

Frequently asked questions

Which option is best for upfront value?

Plan C reduces the entry price by 30% and provides a two-year buyback option at 130% of the discounted price paid. It does not include rental income.

Which option provides rental income?

Plan B provides a 12% annual rental guarantee for a fixed three years on the full purchase price, plus a three-year buyback option at 100% of that price.

What do I pay monthly under the installment plan?

For 2304-H1, after the PKR 5,729,062.50 initial payment, the 36-month installment pool consists of 35 payments of PKR 292,000 and a final PKR 283,281.25 payment. PKR 2,864,531.25 is separately payable at possession.

Do I have to exercise the buyback?

No. It is an optional contractual exit under Plan B or C, subject to the selected agreement’s timing, notice and exercise requirements. Compare net market-sale proceeds and the benefits and costs of holding before deciding; reaching the eligible date does not automatically sell your interest back.

What is Imlaak’s market outlook?

Imlaak expects the future market price to reach around PKR 65,000 per sq ft. For this 437.5 sq ft allocation, that represents a projected gross value of PKR 28,437,500. Compare the net market-sale opportunity with holding and the optional buyback when choosing your exit.

Can the discount and rental guarantee be combined?

No. These are alternative plans. The installment, rental-income and upfront-discount benefits must not be stacked.

Choose the plan that fits your priorities

The best choice starts with your cash-flow priorities. Choose installments to spread the commitment, the rental-income option for its three-year income structure, or the 30% upfront-discount option for lower entry cost with an optional two-year buyback safety feature. Imlaak can help you compare the available allocations and prepare a clear quotation showing the selected plan, payment schedule and applicable conditions.
