DHA Multan Installment File Ballot Result June 2017
DHA Multan installment file ballot result is expected to be available on DHA Multan website on 5th June 2017 . The balloting was conducted on 31st May in public. Total number of files balloted as per unofficial reports are 9800 as under :
- 5 Marla Residential file 4700
- 8 Marla Residential file 2050
- 10 Marla Residential file 1800
- 1 Kanal Residential file 500
- 2 Kanal Residential file 300
- 4 Marla Commercial file 300
- 8 Marla Commercial file 150
We are receiving hundreds of phone calls every day from the applicants, however we can not confirm the DHA Multan installment file ballot result till they are uploaded on the official website.
This is one of the biggest balloting and huge number of files have been allotted on installment. So far we do not have any confirmation about the number of files allotted in each quota. In my opinion DHA Multan installment files will have a great impact in real estate market overall. It may also impact the sales of installment files in DHA Bahawalpur and DHA Peshawar and you may notice a dip in their premium.
If you look at the number of files in each category, we can clearly make out that trading in smaller files will be more profitable.
Assessment of premium for safe buying in each category
- 5 Marla Residential file 2 to 3 Lacs
- 8 Marla Residential file 3 to 4 Lacs
- 10 Marla Residential file 4 to 6 Lacs
- 1 Kanal Residential file 2 to 3 Lacs
- 2 Kanal Residential file 8 to 11 Lacs
- 4 Marla Commercial file 25 to 30 Lacs
- 8 Marla Commercial file 35 to 40 Lacs
While the market & investors demands may go high, i believe it is irrelevant to buy at a very high premium unless you are looking for long term investment. It is also important that you only purchase the installment files of DHA Multan after the down payment has been made and allotment letter issued by DHA in favor of the owner. Some people may not be able to deposit the initial down payment and will try to sell their files on less premium, however it may be risky if you pay on their behalf and not recommended. Just remember that buying at high premium may not be financially viable for most and is usually just a market hype.
Example
Lets suppose you purchase a 10 Marla installment file of DHA Multan at 10 Lacs premium so you will have to pay following amounts initially :
3.5 Lacs down payment + 10 Lacs premium + 150000 (approx on transfers) = 15 Lacs total initially
15 Lacs initial + 31.5 Lacs installments + 11 Lacs development charges approx = 57.5 Lacs to be paid in 5 years approx
You can apply this formula to know how much each type of file may cost you in 5 years from now. Even if you expect that the 10 Marla plot in DHA Multan will be atleast 70 to 80 Lacs in 5 years , financially you are just adding 13 to 23 Lacs on an investment of 57.5 Lacs in 5 years.
In such a case i believe it is just better to buy a DHA Gujranwala 10 marla file at 30 lacs in cash. Unless you do not have the cash available for buying the said file on cash.
This may not be applicable for 4 Marla commercial file of DHA multan on installment or 8 Marla commercial file on installment as they are worth buying on installment because of the higher price.
Recommendations
- We recommend that you buy DHA Multan installment file on premium only if you wish to keep it long term as short term investment may not be suitable if you are buying at higher premium.
- Only purchase through a professional real estate agency as few people may start selling fake files in the market.
- Make sure to do all the necessary documentation when you buy a file on installment for DHA Multan.
- Best is to buy as early as possible instead of delaying it. This means that you should purchase the file after down payment and before 1st installment.
- As the number of paid installments keep increasing the premium will keep decreasing as well and therefore as sellers the best time to exit is just after the down payment as well.
- We recommend that you purchase the files as per our assessment of premium and not as per market demands. However if you are just trying to make a property and profits are irrelevant to you than buying on a higher premium is also not such a bad idea.
- If you are a seller it is best to sell as early as possible after the DHA Multan installment file balloting results and cash in premium instead of waiting for months for a higher premium.

If you have the money its better to buy file on cash, however if the balloting is done before the final payment than its better to buy a balloted plot.

Please advise whether I should take part in DHA Gujranwala balloting as an Oversees applicant (which has 10% quota) or as a General Public applicant (which has 80% quota). Does it make any difference in terms of chances/probability.

I dont think so that DHA Multan can compare with DHA Lahore in long term , however in medium term it has more potential as the prices are much lower than Lahore. 5 Marla should be 35 to 40 Lacs in 3 to 4 years time in DHA Multan.

Salam. I have 10 marla residential plot in DHA multan for which i am going to deposit 10% down payment by 15 july 2017. I have also 10 marla plot in DHA bahawalpur for which 5 installments have been deposited. I will not be in a position to deposit installments of both plots. I want to sell out one of them. please advise me which one will be more beneficial for me in the future and which one i may dispose off to get the maximum return? I will suggest that you sell out Bahwalpur and keep Multan DHA file . DHA Bahwalpur file is some where at 23 to 24 Lacs at this moment, where as DHA Multan file premium is roughly 5 Lacs.
Another thing which you can do is sell Multan file and sell Bahwalpur file and if you can add 15 lacs in cash additional you can purchase a 10 Marla DHA multan file on cash with no installments.

Is 10 marla resi plot available on cash payment in DHA Multan? I heard that only 1 canal resi were available on cash payment, but now i see 10 marla resis is also on sale on cash at price in the region of 32-35 lacks. do you know why and when 10 marla resi affidavit plots were given to land owners? i intend to buy one of such plots but want to make sure that such files were issued to land owners and that it is available on full cash payment basis. I just dont want someone selling an instalment file at this price.

Yes, it is available on cash payment as well for now the price is between 32 to 33 Lacs.

DHA Multan balloting was flawed and not transparent. Results was announced after 5-6 days. Total plot allotment detail also not made public. Lack of openness in baloting.

Seems like a good option , Multan is a better choice than Bwp. I will suggest that you sell the commercial now so you wont have to make the down payment , the premium is actually pretty good even now. Instead of paying for down payment of 4 Marla you can buy a 10 Marla straight away as well.
Once you have secured your 10 Marla in Multan you can dispose off 10 Marla bwp any time.

After balloting the results publishing process is really long took one week time but please try to understand DHA problems also:

Dear Sultan, i believe that the availability of more files in DHA Multan in terms of installment plots may not be very positive for installment files as most people will be interested to buy them instead of cash payment. However this will only last for a couple of months and the prices of cash files will than bounce back.

I got couple of Questions,
Should I buy Commercial plot in DHA Multan now or wait till OWN demand goes down. As not everyone can catch up with installments. DHA Multan is not Karachi or Lahore. It is still far away from city Centre and not everyone would like to go to DHA for shopping.
My second question. What are your thoughts about DHA BWP. Is it good time to invest in 10 marlas?

I agree with you that it will take a while before the commercial plots give a 100% yield. If you do not have cash and you want to own a commercial plot than DHA Multan commercial file is the best option available in the market as of now. However if you have cash money in hand than there are much better options available in Lahore, where you will not face issues like those you mentioned regarding DHA Multan commercials.
Do think DHA Bwp is a good investment opportunity for long term.

One year may be less as real estate can be unpredictable at times, i believe its better to buy and wait for a couple of years and exit any time when you are in profit.
