MRA – Feb 2017 Property Market Report DHA Lahore

Present Market Condition
The real estate market has stabilized further in January. Transfers in DHA Lahore office have increased up to an average of 50 every day. The prices of Phase 8 and 9 Prism have recovered some what and both are trading just 5 to 10 % short of the highs in June 2016.
The 3% tax in lieu of the amnesty scheme has not been withdrawn by the Govt so far and seems like it may not go away. This is an unjust tax for any one who has the white money, but seems like we may just have to accept it as well for the time being.
DHA Phase 1 to 5
Phase 1 to 5 have remained stable and the Amnesty scheme has certainly brought hope back in the sellers who have now started to demand higher prices for their plots. There is a lot of investor interest in M block of Phase 5, however before you invest in it, i want you to know that it is not an ideally developed area, the roads are 35 and 40 feet within the streets in comparison to the 50 ft roads in Phase 5 onward. Besides this it is surrounded by villages and the layout of the entire block is not at all impressive. I strongly advise you to please go and visit it before you invest in M block of DHA Lahore Phase 5. We will also upload a video soon.

Recommendation
a. Buy commercial for rental purpose.
b. We do not recommend buying in M block.
c. We do recommend that if you have a plot for investment in Phase 5, sell it and buy some thing in DHA Phase 8 proper.
DHA Phase 6
Prices in Phase 6 are stable and the prices are sailing smoothly. There is no imminent rise in prices expected, so if you plan to buy a plot in Phase 6, take your time and find a good deal.
CCA 2 is situated on the main road linking Phase 6, 7 with 9 prism through 9 Town. This may become a very vital road in times to come but the time frame will depend on the development of 9 Prism and possession. However for now the prices of 4 and 8 Marla commercial plots are a bit high. Considering that the map of CCA 2 also does not offer gracious parking areas and bigger roads.
Possession of S Block of Phase 8 will generally help to stabilize the MB commercials in front of N and L Blocks of Phase 6 and P block of Phase 7, however this will take a bit more time.

a. Balloting of CCA 2
Recommendation
a. Buy residential plots in DHA Lahore phase 6 if available at a lower price than the market. That will pay you off in a few months.
b. Good opportunity to buy commercial on Main MB in front of N and L Blocks of Phase 6 and P block of Phase 7.
DHA Phase 7
DHA Lahore Phase 7 residential and commercial plot price is stable and a bit reinforced by the positive trends in 9 Prism and Phase 8 . Commercial plots in Phase 7 are a bit higher than what they should be and it will still take a few good years before we can start seeing commercial activity in Phase 7.
However when it comes to residential plot, i will prefer Phase 7 plots instead of 9 Prism for a mid-term holding of 1 to 2 years or if you want to immediately construct your home in DHA.

Keep your eyes and ears open for
a. The commercial files of Phase 7 have come belowe 245 Lacs, we will be hope for a further downside.
Recommendation
Same as last month
a. If you have limited budget buy a plot in Phase 7 to make a house.
b. Buying 4 Marla commercials files in DHA Phase 7 on dips towards 220 to 235 Lacs is a good strategy for short term trade.
DHA Phase 8
As expected the possession announcement of complete Phase 8 instead of just S block has limited the trading potential in Phase 8 of DHA Lahore. The prices will now depend on the genuine buyers who are planning to construct there own house in Phase 8 and how quickly the house construction can start in Phase 8 proper.
Broadway commercial is receiving a lot of interest again, please take a look at our recommendations for buying a commercial.
Ex Park view of Phase 8 is a great option and the prices are still my favorite for a 2 Kanal plot , reasonably good plot is available in almost 400 lacs and i believe is the best area to buy a 2 Kanal plot in this price.
4 Marla commercial files of Ex Park View are trading at 250 to 270 lacs and we believe that they are better than any other commercial files in DHA in these prices, we suggest that you buy them as there is a strong possibility of balloting soon.
We visited Z ivy green and the video of Z Phase 8 development update is available on our website. It does not look very promising because of its location which is presently 3 Kms from Burki road.
Keep your eyes and ears open for
a. Possession updates.
Recommendation
a. We strongly recommend to buy residential plots on dips for investment or if you wish to make your own house. or buy 10 and 5 Marla plots in Y block on dips.
b. Buy 4 Marla Shivpur or Malikpur files in Phase 8 Ex Park View anywhere between 250 to 275 Lacs.
c. We will only recommend you to buy 4 Marla commercial between 300 to 450 Lacs and 8 Marla between 650 to 850 Lacs in good areas of Broadway.
DHA Phase 9 Town
Residential plot in 9 Town are stable and we believe that they are at the lower end and have a potential of going up in near future. The commercial files are trading well at 280 to 290 Lacs. Balloting is not expected to happen again in Feb as well so we may just see the prices flirting between 280 and 290 Lacs.
We do believe that the 5 Marla plot prices are low and a good opportunity to buy them at these prices. There are a few houses under construction in 9 Town and hopefully we will see mushroom growth in next couple of years.
We are not very fond of 9 town 4 Marla files because of its location and the number of plots. A genuine assessment of the price is 260 to 270 Lacs only before balloting.
Keep your eyes and ears open for
a. Balloting news about 9 Town commercial may push the prices up towards 325 to 350 Lacs .
Recommendation
a. Surely a buy for mid-term trade and enjoy a million or more in one year on just an investment of 5.5 Million.
b. We did give a strong buy signal for the 9 Town files at 250 to 260 Lacs and we still believe that this is a safe price zone. However unless there is another availability of files in 9 Town we do not see it going rock bottom again. Buying at 275 TO 300 Lacs puts you at a risk of 2 million downside in comparison to 7 million upside so it is still a buy signal for us at any where between 250 to 300 Lacs.
DHA Phase 9 Prism
DHA Lahore Phase 9 Prism prices have increased significantly in the last two months. We do believe that the best short term trades can be made in 9 Prism and that the prices will not go very higher but it will provide good opportunities for investment in residential sectors.
Think twice before investing in commercials in 9 Prism. They are really riding a high horse considering that it may be 5 years before they get possession.
I am not really expecting prices to rise sharply, however 9 Prism will keep offering trading and investment opportunities and is the best option for short term traders. A definite trend has established now and that is why we are giving you a signal to get into short term trades only.
Keep your eyes and ears open for
a. Be careful of any steep price spikes as they will most likely reverse later this year.
Recommendation
a. Sell residential and Sell Commercial plots if the prices go higher than 15%.
B. We only recommend buying for short term & mid term trades.
DHA Phase 10
File price for 1 Kanal started from 62 Lacs and is now available for 57 Lacs. As more availability comes in the market in coming months the prices may go down a bit further.
Recommendation
a. It is better to wait a bit more before investing in Phase 10 files. The prices are going down as of now and i think best is to buy them if they reach 50 Lacs.
DHA Phase 11 Rahber
The big news here is that the DHA Rahber Phase 11 transfer office has shifted to DHA Lahore main office complex in Phase 6 . The commercial files are trading at 195 to 200 Lacs and moving further high on the news of the shifting of office. This will surely increase the investment activity in Rahber files as more real estate agents will be able to involve easily in the trading.
Our view on purchase of 4 Marla commercial files is also a bit positive after the above news.
Keep your eyes and ears open for
a. Balloting news may push the prices higher but seems unlikely that we will hear any such news this month.
Recommendation
a. We only recommend buying 4 Marla commercial at 190 to 200 Lacs for a long term investment.
b. The residential file is trading at 29 Lacs which is again not a very attractive price for investment.

Possession is available in Phase 1 and development work is being done in Phase 2 . Phase 2 ext only fles are available and balloting is awaited.

DHA Lahore Phases 1-5 are good for living but for investment purpose, profit margin is less. Phase 6, 7, 8 & 9 look promising for investment
