August as expected gave some breathing space to the real estate sector. We have started to see transactions happening in the DHA office. Although the number of transactions are a bit less but things have started to move again. The Lahore Real Estate Market Sep 2016 report is as under :

Present Market Condition
The real estate market seems to have partially recovered from the shock and awe. Genuine market demand is flourishing and number of transactions are increasing every passing day. Presently an average of 40 to 45 transactions are happening in DHA Lahore and although not very impressive but it is a good start. Most of these transactions are genuine buyers and investors for medium and long term trading.
DHA Phase 1 to 5
The DHA Real Estate Market Sep 2016 for DHA Phase 1 to 5 will be mostly stable. Work is progressing quickly at the Pentasquare project and seems like DHA has boosted the construction speed considerably faster than before.
Keep your eyes and ears open for
News about Pentasquare .
Recommendation
a. Buy commercial for rental purpose.
b. We do not recommend buying in M block in present circumstances specially the commercials.
DHA Phase 6
Prices have remained stable as expected and seems like DHA Phase 6 will sustain the market correction without any major dip. Prices of commercial MB are on a correction and available in 2 to 5 Million less.
Keep your eyes and ears open for
a. Ballotting of CCA 2 Phase 6 is expected soon.
Recommendation
a. Buy residential plots in D, E , F , N blocks at 1 to 1.5 Million less than market price.
b. Good opportunity to buy commercial on Main MB at 2 to 5 Million less.
c. Buy on Mb in L block.
DHA Phase 7
Major correction expected in commercials and a minor one in residential plots. DHA Phase 7 Real Estate Market Sep 2016 may see a correction in Phase 7 prices over all. Transactions will be a bit slow and the price will come down slowly.
Keep your eyes and ears open for
a. Commercial prices for plots and files may go down.
Recommendation
a. Buy residential if you wish to make your own house.
b. Commercials Files can be bought for a short term trade on dips.
DHA Phase 8
The best buy opportunity in Phase 8 , if you haven’t got a plot there yet. We have already purchased plots for our investors in DHA phase 8 in the range of 185 to 220 Lacs.
Broadway , CCA 1 and CCA 2 are already in correction phase after almost a 100% price increase in 1.5 years.
Keep your eyes and ears open for
a. In general non developed phases will see a Downtrend as per DHA Real Estate Market Sep 2016. The Z Block of phase 8 is one of those sectors we will be very careful to invest in .
Recommendation
a. Buy residential on dips if you wish to make your own house or buy 10 and 5 Marla plots in Y block.
b. Commercials should be bought in Broadway and Air Avenue in selected areas. Contact us for more details.
DHA Phase 9 Town
In DHA 9 Town the prices will remain rather stable. Prices of 4 Marla commercials have come down to 320 Lacs which was our target price last month.
Keep your eyes and ears open for
a. Balloting news may push the prices up .
Recommendation
a. Surely a buy for mid term trade and enjoy a million or more in one year on just an investment of 5.5 Million.
b. Last month we suggested that you should buy 4 Marla at 320 Lacs , presently the price is 320 Lacs. Although i do feel this is a good price to buy this commercial file , However we may see another low . It is a recommended to buy at 270 Lacs this month. However we are hearing that Balloting may happen soon so we may or may not see a dip down to 270 Lacs.
DHA Phase 9 Prism
The news of increased taxes has effected Prism as suggested in last months analysis. DHA Real Estate Market Sep 2016 for phase 9 prism remains negative specially for commercial investment.
Keep your eyes and ears open for
a. We will not invest in Phase 9 Prism under these circumstances and wait till we get a clear bottom price.
Recommendation
a. Sell residential and Sell Commercial plots.
B. Do not buy in blocks such as A , B and C which are too high. We recommend buying a mediocre plot in 75 to 80 Lacs any where though in 9 prism.
DHA Phase 11 Rahber
We predicted a correction in DHA Rahber , however we have not yet seen any major correction. The prices have remain stable and we have seen a good number of transactions of files. However we still believe that as per DHA Real Estate Market Sep 2016 report for Rahber, we do see a correction in the prices of files of Phase 2 extension. The balloting rumors are very strong and are keeping the market afloat, so even if it remains stable now we will see correction after Balloting.
Keep your eyes and ears open for
a. We have reached the top prices in Rahber as of now, unless Balloting pushes them further up.
Recommendation
a. Keep or Sell what you have, it is not a big gainer even in case of Balloting. We do not suggest buying though at these prices.

Dear Bhatti sb, can you please elaborate impact on Phase 8 Sector Z as you mentioned correction trend, reasons for this assessment. If someone is looking for long term say 2-3 years investment span with budget around 12 Million, whats your suggestion.
Dear Rai, in my personal opinion 9 prism is a better investment than Phase 8 Sector Z. However i do not think its the right time to invest in 9 Prism as i will let the rates stabilize before any investment. It is better to invest in Phase 8 proper for an year and than shift your investment to 9 Prism.

It’s seems market just tickle a bit. But I havent seen transactions more then 22 in August per day at Dha office.
Secondly prices of phase 9 haven’t came down, which have to expected. Nowadays people asking is there any buyer to purchased the plot ? As what we observe in this month still freeze position. Lots of plots on sell but no buyers even at phase 6. As you saying buying a plot at phase 6 at D,E,F at lesser price please quote price range of these phases too. Can I get the plot at E block good location clear plot at 16 million ?
I have been in DHA office myself for a few transfers in the last week and there were 24 Transfers before lunch break. Although i do agree its slow on some days and some 20 to 30 Transfers at an average during the month.
Prices have come down because its not about what the people quote but what buyers are ready to offer them. A few plots i know off were sold off at 1.5 to 2 Million less than what they could have been sold before Eid. That is almost a 20% decline in 9 Prism. Similarly i do have plots in Phase 7 available at 1.5 Million below there average price .
Phase 6 has a genuine demand and we dont see much correction in it. E Block you will get a plot in 18 to 19 Million. It is a good time to buy in Phase 6 if you want to build your house as you can get a good bargain and that is what we suggested.
