Pakistan real estate forecast 2019 is the most awaited post of the upcoming year. The year 2019 is upon us and we all want to know what may be expected in the real estate sector in the coming year but before we move on to Pakistan real estate forecast 2019 let us first do a summary round up of the year 2018.

Summary round up of 2018
2018 has been a great year in real estate regardless of what some may believe. At imlaak we have made huge profits for our investors in areas we mentioned in our Pakistan real estate forecast 2018.
DHA Peshawar, 9 Town and Goldcrest Mall (It was not mentioned in previous forecast but marketed by imlaak in 2018) offered huge returns on investment and up to 40 % gains were achieved. On the economic side though we were able to successfully hedge against the very rare PKR depreciation of 28% against Dollar.
As predicted in 2018, the real estate market was generally driven by home buyers rather than investors. The 4 Marla commercial file prices in Phase 8 and Rahber is the only thing that went down by the end of the year 2018 against my prediction but only by 10% and therefore we are still in a very safe zone.
Present market conditions
I am very optimistic for the Pakistan Real Estate Forecast 2019 and believe that a lot of great things lay ahead. Most importantly due to instability in Bahria Karachi, we strongly suggest to keep away from it in 2019 unless things change and Bahria town is able to get out of the present judicial issues.

DHA Lahore residential plots investment forecast
When it comes to DHA Lahore there are a lot of areas you need to focus on such as :
Imlaak Homes
- A project of imlaak constructions and developers, it is a unique solution to invest in 5 Marla constructed houses in 9 Town DHA Lahore on 6 – 26 Months installment plans. The prices of these houses match the current prices of houses available on cash price and thus offer a great opportunity to own a home in DHA Lahore even if you do not have 100% payment upfront.
- The prices of houses increase by 10 to 15% at an average every year due to inflation and rise in plot prices. It is therefore a good idea to lock the prices in present rates.
Goldcrest Mall and Residency DHA Lahore
- During first half of 2018 we suggested investments in Goldcrest Mall and residency JV project of DHA Lahore and it has gained almost 30% in an year. The actual gain is much more though as it is to be paid in installments.
- I believe that this project has huge potentials and will reach up to 25000 to 30000 PKR per sqft in years to come. In 2019 we will at least see major price appreciation due to commencement of commercial activity which is expected in 1st half of 2019 and completion which is expected by the end of 2019 or early 2020.
DHA Lahore Phase 9 Town
- It is a wise investment for future with steady growth of 10 to 15% in plot prices. Imlaak.com has launched 5 Marla homes on installments in 9 town and therefore offering you highly competitive market prices if you want to build a home for investment or personal living.
DHA Lahore Phase 7
- Phase 7 is most suitable for you if you want to build a quality home in the best society in Pakistan at fraction of the cost. I have always recommended that if your net worth is below 100 Million, you should consider Phase 7 as the next destination of your house. Besides home construction i do not see investment potential in Phase 7 in 2019.
Defence Raya Phase 6 Houses
- Houses inside Defence Raya Phase 3 are a great opportunity if you want to own a luxury home in the most prestigious location in DHA Lahore. In terms of just investment though it may take a while before it gives you good returns.
DHA Lahore Phase 6
- Phase 6 will continue to flourish and is quickly getting populated. It is one of the safest investments you can make in 2019 as prices are expected to grow with steady pace as they did in Phase 5 . There are some pockets which may offer you more return on investment than the others
DHA Lahore Phase 8
- When it comes to select between Phase 8 and Phase 6 for your future home, I always recommend Phase 8 specially if you are looking to shift in 3 to 4 years. It offers more returns on your investment than Phase 6 and is much better in terms town planning and development. But it will take some time before we see houses all around, however 2019 is a good time to make an investment as prices are really at the lower bottom.
- The prices are not expected to grow exponentially in 2019 but if you are looking for a safe investment opportunity which will surely repay you many times over in next couple of years Phase 8 is on the top of my list.
- Development of of Z block ivy green is under going and prices have slightly increased by the year end 2018. I do foresee the prices to increase in 2019 as well.
DHA Lahore Phase 9 Prism
- Phase 9 Prism does not give an optimistic picture when it comes to 2019. The only reason this Phase is afloat is because of huge interest by real estate agents. I will be cautious about investing in 9 prism in 2019 unless you are interested in long term time frame of 3 to 5 years.
DHA Lahore Phase 10
- DHA Phase 10 file may become the most sorted file among all DHA only after DHA Multan and Gujranwala balloting. The prices are down to 47 Lacs and it may be a good time to invest on dip below or near 40 lacs for a quick trade or 5 to 10 years time frame.
DHA Lahore commercial investments forecast
DHA Lahore commercial areas which you should focus in our Pakistan real estate forecast 2019 are as under:
Defence Raya Commercials
- Defence Raya Fairways commercial is a great opportunity for anyone who wants to own a commercial plaza in the heart of DHA Lahore and the best thing is that it is on installments. The prices are not likely to grow in 2019 though as commercial activity is not expected because the entire area is under development.
CCA 1 & CCA 2 of Phase 8
- The prices are still at lower end and I do not see them going higher in 2019. It is an attractive investment in 2019 for mid to long term time frame.
Broadway commercial Phase 8
- Prices have really been stagnant for almost two years and I do not see any further downside. This will be the most valuable commercial in DHA Lahore in years to come and therefore investment here is always a good idea. You can expect some rental income as well if you construct a plaza here in 2019 and 2020.
Park view 4 Marla files Phase 8
- The prices hit a new low of 210 (Shivpur) and 235 (Malikpur) in 2018 year end but that just gives you all the more reason to invest here. Considering the PKR depreciation which means that the file is now just $ 150000 to 170000 instead of $ 210000 to 240000 respectively for Shivpur and Malikpur files in the start of 2018.
MB commercials
- A good and mature investment any day of the year. As per my recommendation in Pakistan Real Estate Forecast 2019 this is the best place to invest for a rental income in DHA Lahore.
CCA 2 Phase 6
- A lay low period for CCA 2 Phase 6 unless Bedian road expansion project takes some shape. I do not believe that it will happen in 2019 as the Govt struggles with foreign debt and may not start a new infrastructural project. However do keep your eyes open for any policy decision in this matter if you want to invest here.
CCA 1,2,3,4 & 5 Phase 7
- Just because you want to buy a commercial in DHA Lahore in a low price is not a good enough justification for investments here. I do not see them going upwards in 2019.
9 Town 4 Marla Plots
- If you want to invest in low price commercial in DHA Lahore, this may be the best area considering its location and chances of Bedian road expansion. Although not expected to give you huge returns in 2019, it is a valid investment for mid to long term.
Zone 1 , 2 & 3 & Oval commercial Phase 9 prism
- Prices are far too high to consider investment in 9 Prism commercial in 2019. Commercial investments are only valid for long term investment of 5 to 10 years in 9 prism. However 9 Prism will surely offer investment bubbles during the next 5 years but you will have to be very witty to take advantage of those periods.
DHA Phase 11, Phase 2 Ext Rahber commercial
- Unfortunately the balloting never happened and the prices have taken a steep fall. A ripe time to invest for sure in Phase 2 ext files of 4 Marla commercials in 2019. Balloting was delayed in 2018 and should happen in 2019, however no matter what happens or not we may see renewed interest in 4 Marla commercial files this year.
DHA Peshawar forecast
DHA Peshawar has been the crown jewel of our investments in 2018. The prices have risen sharply in the 2nd half of 2018 and are expected to grow in 2019 as well. It is a good area to invest in short , mid and long term time frames.
DHA Gujranwala forecast
DHA Gujranwala may not see some exponential rise in prices in 2019 and actually a lot will depend on DHA Multan and how it performs after the balloting. The balloting of DHA Gujranwala is not expected though in 2019 and we may have to wait till 2020 for any positive news in that aspect.
DHA Multan forecast
Balloting in Multan DHA was announced in 2018 but delayed. If you have 5 Million PKR there is no better place to invest than DHA Multan in 2019. I do expect some more delays in future but they do not matter in the greater scheme of things to come.
Gwadar real estate forecast
Gwadar turned out to be slow in 2018 but there are chances of revival as per Pakistan Real Estate Forecast 2019 specially because of all the news we are hearing about Saudi and UAE investments in Pakistan focusing on CPEC and Gwadar. Regardless of the rise or fall in future it offers valuable returns in years to come and some place where you must invest.
However when it comes to Gwadar I strongly recommend that you stay away from unreliable private societies and invest only in time tested developers and GDA projects.
Sangar housing scheme
- Sanghar is a GDA project and offers great opportunity for investment and number 1 on our list in 2019 real estate forecast of Pakistan.
Marine drive
- Marine drive commercials are another area you need to look at in 2019 when considering investments in Gwadar. It is safe and a very valuable commercial investment of future.
Open land
- The prices are low and investment opportunities are huge in raw land. However you need to be careful when investing as a lot of complications do exist even now.
Jinnah avenue commercials
- The portion of Jinnah avenue commercial between old airport and coastal highway is lower in price and attractive for commercial investment in future.

What is your forecast for DHA Bawlalpur?
DHA Balloting is big Fraud , they keep the premium good locations for insiders and only give investors/customers the lowest value plots locations. Thus customer lose only insider make good profit. Real Estate keep making money regardless one buy/sell or lose they get comission so they keep encouraging people to keep investing and keep them motivated by showing green heavenly garden but reality is opposite , bitter, fraud, corruption in Balloting.

DHA Bahawalpur is a total failed project, very huge so dha flooded market with thousands of files every month and keep issuing more and more thousands of files in market but bhwp is small town with very weak buying power, thus people end up selling at loss. total payments by installement for 1 kanal =42 Lakhs but market price is only 28 Lakhs, so net loss of 14 Lakhs…
soon development changers of 22Laks will be demanded in payments but market price is below 30laks…so this is while elephants.
but DHA Balllot is fraud, I have 5 files of one kanal each but i was given the worst possible plot locations for all of them, not even one in decent location e.g (wide 60-250 feet road. or facing park or Corner or Sector A).
i don’t think its my bad luck i blame dha corruption and warns everyone to stay clear of DHA is very greedy, shrewed, selfish and keep premium location plots for insider of dha. I burnt my invesment and would never again buy DHA or even in my entire lifetime.
Bahwapure is so big that it will take 10-15 years to produce any profit.
I will have to agree a bit with Sajid on this one , however I will not call it a fraud but investment opportunity is week and therefore we have nor covered it.

Generally agree. However to me best investment is dha Peshawar with 100 cent gains by end 2019. Dha multan will stay under 50 as ballot will not happen before end 2019. Rahber commercial ballot is most likely upto ist half 2019.

Now that we are in the future, we can look back and see how things transpired. DHA Peshawar no doubt has performed well but DHA Multan has not been bad as well. I will say 50-50 what do you think now ?
