Gwadar Property Investment Opportunity
The Gwadar port is all set to become one of the biggest port cities of the world. Development of China Pakistan Economic Corridor (CPEC) will open new doors of development and prosperity in Pakistan. Every year multi trillion-dollar trade will happen through Gwadar. The port city will become the hub of world trade and is already attracting a lot of investors seeking Gwadar property for investment. Gwadar property prices have almost doubled in one last year and are continuing to rise as the development progresses.
Gwadar Master Plan
It is important to understand that the infrastructure of Gwadar is developed to sustain heavy developments in near future. A good infrastructure speaks volume about things to come . GDA (Gwadar Development Authority) is working on development of residential and commercial areas in Gwadar . This is important because with the increase in port activity, a lot of people will move to Gwadar looking for new economic opportunities. This in turn will increase demand of the real estate in Gwadar. There are three different kind of Gwadar property investments we must look at .
- Residential Societies.
- Marine Drive Commercial.
- Open Land.
Gwadar Residential Societies.
There are roughly 150 real estate societies under GDA. However most of these societies are private and are not recommended for investment . The only societies which are safe and good for investment with approved NOC by GDA are :
Sanghar
Located on the hammer-head it is the jewel of real estate because of its location . It is being developed by GDA (Gwadar Development Authority) and consists of 5 Phases. One of these phases is for only commercial properties. Sanghar consists of residential and commercial properties of various sizes as under :
- 400 Sq yd Residential Plots
- 600 Sq Yd Residential Plots
- 1000 Sq Yd Residential Plots
- 1 Kanal to 16 Kanals Commercial Plots
Prices of Residential Plots vary from 22 Lacs to 70 Lacs and commercial plots vary from 90 to 120 Lacs per kanal.
Gwadar New Town
New town is another GDA housing scheme and is located centrally . There is a real opportunity when it comes to Gwadar property investment in New Town. It consists of four phases including both resdential and commercial plots. Residential Plots are available in 16 marla, 20 marla and 40 marla.Commercial Plots are also available in New Town.
Price of Residential Plots starts from 8 lac to 45 Lacs for 2 Kanal Plots.
Commercial plots are also available in New Town starting from 60 Lacs up to 130 Lacs per Kanal.
Golden Palm
It is spread over 1000 acres of land, the Golden Palms is the project of Hashwani group. It is one of most prominent projects situated at the western end of the city, and overlooking the Gwadar West Bay. Golden Palms promises quality amenities and luxurious lifestyle to cater to the needs of the future residents of the city.
The scheme is divided into four Zones, named after four palm families:
- Orania
- Scheelea
- Areca
- Salacca
Marine Drive Commercial
Besides the above mentioned societies which include both residential and commercial properties. Marine drive commercial is the dedicated commercial area which has allocated areas for restaurants, hotels , shopping malls and high-rise buildings. One can not forget about Marine drive when planning to invest in Gwadar property.
The prices vary from 50 Lacs to 200 Lacs per kanal depending on location.
Open Land
The third kind of investment we recommend in Gwadar is buying open land. This land can be used for various purpose depending on its location. If its near the main road such as marine drive and coastal highways one can build storage and warehouse facilities in future. When the port develops and it will , there will be a lot of requirement for such areas.
As an alternative you can also invest in raw land a bit further from the port. This raw land is very cheap at the moment at some places only 2 to 3 Lacs per acre . You can easily build a good society over 200 acres of land , if you are a long player you can invest in such a project now.

Our opinion is if you are willing to invest in Gwadar. A safe choice would be to invest in land around the Jinnah Avenue ,Marine Drive,Airport Road and Baluchistan Broadway developments of the G.D.A. Master Plan for maximum returns. The development of a fully operative port is near completion and with a new airport, railway station, sports complex and a Center Place – investing in Gwadar has never been so attractive.Developments within Master Plan but out side the two kilometer range of Jinnah Avenue, Marine Drive, Airport Road and Baluchistan Broadway (all these major roads have been constructed by GDA)may have to wait for 3 to 5 years before seeing major development and therefore major returns on investment. We would consider these as long term investments.Every square in the G.D.A Master Plan is equal to one sq. kilo meter. Those exclusive private schemes within 2km (2 blocks) of Jinnah Avenue,Marine Drive,Airport Road and Baluchistan Broadway are being earmarked for immediate development. Therefore the prices of plots surrounding this intial develoment phases are expected to increase between 100% to 1000% by 2018.
