A lot of confusion exists in the market regarding the premium of these files and everyone is still wondering what to do. DHA Multan has announced 15th July as the last date to submit down payment and membership charges for the successful people in any category. You can deposit this amount in DHA Multan account through a pay order and fill up the membership forms and post it or send it to your agent. 

If you are planning to sell DHA Multan installment file in the market this is the best time to do so. You must remember the more installments you pay the less the premium will be. This is due to the factor that with every installment the buyer has to pay a higher down payment and the only reason he is paying you premium money is to enjoy the installment plan. If he is unable to utilize the installments than he will avoid paying you higher premium amounts. The best time to sell your plot is right now as the prices will take a dip near 15th July so if you do not have the first installment i suggest that you sell it out as soon as possible instead of waiting for July and higher premium. If you have the money to pay first installment you may wait till 15th July and sell it afterwards. However that may or may not earn you any extra premium. We can therefore say with complete surety that best time to sell can be divided into two time zones. 

  • 10 June till 1st June 
  • 20 July till payment of first installment

You should also keep in mind that the premium you may get now is without any investment, however if you sell it after paying the down payment than you are involving your money and a certain risk even if it is very less. So in my opinion whoever sells it  before 15th July without investing any considerable amount will remain most profitable. 

Approx premium prices you should  be happy to sell your files before down payment are as under :

  • 5 Marla Residential file    2 to 3 Lacs
  • 8 Marla Residential file    4 to 5 Lacs
  • 10 Marla Residential file  5 to 6 Lacs
  • 1 Kanal Residential file     4 to 6 Lacs
  • 2 Kanal Residential file    8 to 11 Lacs
  • 4 Marla Commercial file  22 to 25 Lacs
  • 8 Marla Commercial file  30 to 34 Lacs

Any thing above this price is a bonus and any thing below it is still profitable trade. Also make sure that the buyer pays the membership fee and all other expenses on your behalf and the premium quoted above is completely 100% profit. Also make sure that when you sell, that the buyer completely understands that he has to pay the first installment on your behalf and misc/membership fee. A lot of fake buyers are making higher offers and including the down payment price in the total price thus it looks like you are getting a high price but actually you are getting much less premium. In addition some people will offer you a price just so they can sell it further higher and get profit, in such cases if they are unable to do so they will demand there money back from you and you will end up in trouble specially if the premium goes down later on. My advise to all the sellers is to make sure that you make a deal with a reliable estate agent and keep yourself safe at all times. 

Same is applicable to the buyers, the sooner you get it the more you enjoy on installments. It is better for both seller and buyer to conduct the transaction in the next few months. The premium is some thing in the air, it can vary in a matter of hours and depends on desperation of the seller. Do not wait too long and push your luck too hard as long as you are getting a deal with in the above mentioned premium or a bit higher, trust me it is worth it. There may be a long wait before you can find another DHA project worth investment on installments.

Sir, I recived Army Quota 5 Marla allotment letter, paid registration/membership and 1st instalment payments, plot number will be alloted after balloting, what you suggest to hold for how many period.

Hello Sir,

Need your suggestion i have 5 marla plot file in DHA Multan.
1-What if i hold it till last installment and sell it just before plot number balloting. How much profit i can get in this case?
2- What if i hold it till last and after paying development charges or in between paying development charges i want to sell it, what will be the expected profit in this case?

Dear Waqas,
I think best is to hold it and wait till balloting and sell it after that, it may go up to 32 to 35 Lacs. That is a good gain considering that you are paying in installments.

1. As per your assessment and expertise, what could be total cost/profit of 10 Marla Installment file after 2 years time from now.
2. Is it worth it to hold it for a further year or selling it now would be better option in terms of profit.

The only 2 options i think are safe is to hold it for 3 years or sell it now. Holding for one year may not be very profitable unless DHA Multan announces balloting.

I have a 5 marla plot file and I am interested to sale it. However the premium is going down day after day. I am bit confused that when should I sale it. Before down payment or after down payment?

Technically the premium was never as high as you thought it was, we only purchased at a premium of 3 Lacs and i believe that near 15th july a few files may go even below that.

There are chances that the rates will be better after you pay down payment , however a bird in hand is better than two in the bush. So its up to you to decide .

Capt Sb is right, technically window to sell either immediately after ballot, or after downpayment and before first installment.

Personally I will sell after downpayment because I do not want to be in scenario that I make unofficial committment with buyer(since transfer closed right now) and then buyer makes nakhray at time of transfer, or dealer and buyer connive together and when tell me later that own is going down, or don’t turn up in Multan during transfer etc.

Capt Sahab, In a previous article you mentioned that sellers should pay down payment on their plot to get the best rate of premium/own. Here it seems like you are saying that we should sell before the 1st installment (15th July). I have got a commercial plot and was planning to hold it until after the down payment. Now I am a little confused.
By the way, the due-date of “down payment” is 15th of July and the “1st installment” should be paid by September 15th.

Do you think holding the plot untill after the down payment is a better idea?

Donot get confused i clearly suggested two time frames one before down payment and one after it. What i wanted to suggest here is that if you are getting good enough premium why wait for down payment , why not sell it without putting any money. However in case you are not getting the premium ranges i mentioned above its better to wait and sell it after first installment.

Yes there is a possibility that you will get better prices after down payment, however that also means you are investing money into it.

Getting 20 Lacs without spending a penny is better than getting 25 lacs after investing 20 lacs in terms of business.

Sir you r rt, their can be endless no of possibilities but based on ur experience wat do u see the scenario after downpayment incase of DHA Multan 4M commercial

Premium will be 20 to 25 Lacs for 4 Marla commercial, why i suggested that if you are getting this premium now , it is better to sell rather than investing 18 lacs and getting almost the same premium.
