DHA Multan Own or Premium Update Installment Files

DHA Multan Installment files balloting was conducted on 31st May 2017. Initially the DHA Multan own or premium on installment files rode on a high horse but it is calming down gradually. Some real estate experts predicted that the own/premium will go very high but they forgot to tell you that it will not be necessarily sold at that price. The own is a phenomenon which requires a lot of in-depth market analysis and study. It is also very fragile and things can get really competitive when a large number of sellers are present in a certain category. Let us see the present market scenario and how it will unfold before 15th July 2017. 

A total of 9800 plots including commercial and residential have been allotted as under:

  • 5 Marla Residential file    4700
  • 8 Marla Residential file    2050
  • 10 Marla Residential file  1800
  • 1 Kanal Residential file     500
  • 2 Kanal Residential file    300
  • 4 Marla Commercial file  300
  • 8 Marla Commercial file  150

The numbers above are very crucial in terms of own/premium on the installment files. It is just a simple matter of supply and demand and the DHA Multan own will depend on it greatly.  let us study each file one by one now. 

5 Marla Residential file DHA Multan

Total number of 4700 plots were allotted on installments to the applicants. Before this allotment no 5 Marla files were available for sale on cash payment. So these are the only plots available in this category.

The total price is 20 Lacs and divided on installments as under:

  • 2 Lacs down payment and 64180 membership and misc charges. 
  • 12 installments of 1.5 Lacs every 3 months for 3 years. 

It is clear that 5 Marla residential file of DHA Multan will be in great demand because of its price and easy installment plan. However 4700 plots is a large number and the only negative in the entire scenario. Even if we suppose that only 40% of the plots are up for sale after balloting, we can safely assume that the number of buyers will be less at any given time. This is one possibility which can drag the DHA Multan own own/premium prices of 5 Marla files down. Initially they will be sold at higher premium of 5 lacs but eventually as the desperation increases among sellers we can safely assume that the own/premium price will go below 2 to 3 Lacs . However in terms of investment value i do believe that it is a great buy anywhere between 4 to 5 Lacs own or premium. 

8 Marla & 10 Marla Residential file DHA Multan

We will be considering both these categories as one as they are closely related in terms of size and price and will effect each other. A total of 2050 files for 8 Marla and 1800 files for 10 Marla  have been allotted and just like 5 Marla the 8 Marla category does not exist in cash payment, thus adding a huge plus factor. At the same time it is effected by the 10 Marla residential files which are available both in installments and cash payment.

The total price for 8 Marla is 30 Lacs and divided on installments as under:

  • 3 Lacs down payment and 64180 membership and misc charges. 
  • 12 installments of 2.25 Lacs every 3 months for 3 years. 

The total price for 10 Marla is 35 Lacs and divided on installments as under:

  • 3.5 Lacs down payment and 64180 membership and misc charges. 
  • 12 installments of 2.62 Lacs every 3 months for 3 years. 

The DHA Multan own / premium started at 6 to 7 Lacs for 8 Marla and 7 to 8 Lacs for 10 Marla but swiftly dipped down to 4 to 5 and 5 to 6 Lacs respectively. The only reason is a huge number of sellers in the market and availability of 10 Marla files on both installments and cash payment. Both 8 and 10 Marla files will be effected by each other in terms of sale and own price. We may also see a dip in the cash payment of 10 Marla Multan DHA files because of there availability on installments. In my opinion both these files are a good buy in 4 to 5 Lacs own, if you are looking to keep them long term. However they may not be very good in short term as there are a large number of files available and in addition 10 Marla file is available on cash payment as well now. 

 

1 Kanal Residential file DHA Multan

Total number of 500 plots were allotted on installments to the applicants. 1 Kanal file is already available in bulk in the market since the launching of DHA Multan. 

The total price is 68 Lacs and divided on installments as under:

  • 6.8 Lacs down payment and 64180 membership and misc charges. 
  • 12 installments of 5.10 Lacs every 3 months for 3 years.

The initial demand for 1 Kanal DHA Multan own own was 6 to 7 lacs however investors and buyers are not interested to buy 1 Kanal file at this price as it is available in cash payment for 49 to 50 Lacs . In my opinion 1 Kanal installment files may not be a good investment as of now and it is better to avoid buying it. However if you get any file without own or premium it may be worth buying for long term and that too only if you do not have the purchasing power to buy it on cash. 

 

2 Kanal Residential file DHA Multan

Total number of 300 plots were allotted on installments to the applicants. 2 Kanal is a new category and does not exist in cash payment.

The total price is 130 Lacs and divided on installments as under:

  • 13 Lacs down payment and 64180 membership and misc charges. 
  • 12 installments of 9.75 Lacs every 3 months for 3 years. 

The initial own was 10 to 12 Lacs, however like 1 Kanal, 2 Kanal file failed to impress the investors and swiftly went down. Although it has both positives and negatives i doubt it will attract a lot of investor interest in future. However because of fewer number and non-availability of 2 Kanal files on cash payment, the own or premium on DHA Multan 2 Kanal file will remain average. In my opinion it has no short term future but it is worth 5 to 6 Lacs of own for long term. 

 

4 Marla Commercial file DHA Multan

Total number of 300 plots were allotted on installments to the applicants. Before this allotment no 4 Marla commercial files were available for sale on cash payment. So these are the only plots available in this category.

The total price is 20 Lacs and divided on installments as under:

  • 17.5 Lacs down payment and 64180 membership and misc charges. 
  • 12 installments of 13.12 Lacs every 3 months for 3 years. 

I believe it is one of the best investments in DHA Multan as of now. First of all only 300 files are available and even if we consider that 50% of 4 Marla commercial files of DHA Multan will be up for sale on own or premium, it will strike a very good balance between sellers and buyers. The initial demand of own or premium was 25 to 30 Lacs however it has dipped down to 20 Lacs now . I believe that it may go down a bit further towards 15 lacs before 15th July, however after that a safe assessment of premium will be 20 to 25 Lacs. 

 

8 Marla Commercial file DHA Multan

Total number of 150 plots were allotted on installments to the applicants. Before this allotment no 8 Marla commercial files were available for sale on cash payment. So these are the only plots available in this category.

The total price is 350 Lacs and divided on installments as under:

  • 35 Lacs down payment and 64180 membership and misc charges. 
  • 12 installments of 26.25 Lacs every 3 months for 3 years. 

With only 150 plots available and even much less available for sale, 8 Marla commercial plots will be valuable for short term and long term investment. Initially the own was 35 to 40 Lacs but presence of 4 Marla category effected the own negatively for 8 Marla commercials and is now down to 25 to 30 Lacs. Before 15th July it may go further down towards 20 Lacs and some desperate sellers who cant pay the huge down payment of 35 Lacs may even make a much better bargain. However once the down payment is made we can safely assume an own of 35 Lacs on the 8 Marla commercial file.

Since the 1st installment for 5 marla residential is due by Sept 30th, do you expect own to dip after eid and before the 1st installment date or rise?

I proved successful in Balloting of DHA Multan for 8 Marla Residential Plot. I received the documents and sent the documents duly filled, down payment and Membership fee paid Challan to DHA Multan on 10th July, 2017

Please let me know when DHA Multan will acknowledge the receipt or send me the confirmation letter.

Commercial eight marla is at 21 lacs own and four marla at 18 lacs. What is your advice on buying one of them with intent to hold and pay off and desire to build it and rent it.

I believe it is a good investment as far as holding it for 3 to 4 years is concerned. However if you plan to build it than you will have to wait and see where it is actually located and for that you must wait till plot balloting.

Files are now available from sellers, DHA Multan never sells any thing directly, except when balloting such as this one.

When DHA phase 2 in Multan will be launched? Secondly, is there any completion date for phase 1?

No specific dates are give by DHA Multan, however i will hope that they complete the development in next 4 to 5 years.

Again, if phase 2 is launched in a matter of say 2 years, will it has effect on the plot files prices of phase 1 if one carry the plot file for medium term (i.e. 2-3years)?

Is it possible that development work for both phases start at the same time?

Dear Basit,

It is best to sell it as quickly as possible or you can deposit down payment and wait for the prices to go up which may take some time and patience.
