MRA – Property Market Report Lahore DHA November 2016

Notice :  MRA  Property Market Report Lahore DHA November 2016 is a general guideline and does not cover all aspects of the market. The real estate trends vary even within blocks of the same phase and for a layman it gets very complicated and confusing. You can however attend our real estate briefing and discussion sessions held every Friday 7 to 8 Pm to answer your queries in person .

As discussed last month, October and November are make or break months for real estate. We are already seeing stability in the market and that is a positive sign for the real estate market.

Real estate agents from all over Lahore did a protest against the new taxes implemented on 24th October. Government is lacking behind in its tax revenues it used to earn from the property market and we have heard from confirm sources that they are seriously considering a relief for the real estate sector. I will still treat it as a rumor but rumors do impact the markets and this one will be more positive than negative.

Present Market Condition

The real estate market of DHA Lahore is starting to show stability. Investors have been active in File trading almost 4 to 5 months after the implementation of taxes. You can have a look at our DHA Lahore section to see the price trend graph for this year.

DHA Phase 1 to 5

Phase 1 to 5 will be mostly stable as per DHA Market analysis Oct 2016. Genuine buyers will be keen on purchasing plots at better bargain though.

Keep your eyes and ears open for

Pentasquare and M block extension news.

Recommendation

a. Buy commercial for rental purpose.

b. We do not recommend buying in M block.

DHA Phase 6

Phase 6 prices are stable as expected, the selling pressure from last month has eased off without any major dent in the prices. CCA 2 4 Marla file has shown a lot of backbone by not losing its value while its close cousin the 4 Marla files of 9 Town dip to hit the bottom of 235 Lacs.

Keep your eyes and ears open for

a. No news of Balloting so far which we expected would happen in October.

Recommendation

a. Buy residential plots in DHA Lahore phase 6 if available at a lower price than the market. That will pay you off in a few months.

b. Good opportunity to buy commercial on Main MB at 2 to 5 Million less.

DHA Phase 7

A lot happened in Phase 7, the commercial files did drop to a bottom of 210 Lacs before jumping back up to 235 Lacs by the end of the month. This is clearly a reflection of things to come, DHA phase 7 will continue to offer money making opportunities for a smart investor.

Keep your eyes and ears open for

a. If commercial files take another dip back to 220 to 210 Lacs buy it.

Recommendation

a. If you have limited budget buy a plot in Phase 7 to make a house.

b. Buying 4 Marla commercials files in DHA Phase 7  on dips towards 220 to 210 Lacs is a good strategy for short term trade.

DHA Phase 8

DHA Phase 8 Proper has stood strong, the only correction we have seen is in the higher budget plots in W and T block.  The development work is being done speedily and now we can see light poles in V and X Block as well.

Keep your eyes and ears open for

a. Rumors or solid news of DHA Phase 8 proper possession.

Recommendation

a. Buy residential on dips if you wish to make your own house or buy 10 and 5 Marla plots in Y block.

b. Buy 4 Marla and 8 Marla commercials in Phase 8 broadway and wait till possession.

DHA Phase 9 Town

As we predicted the 4 Marla commercial files hit 250 to 260 Lacs but did not stopped there, instead went down as low as 235 Lacs. However the price rose back up quickly  after all available files were sold and it is presently trading at 290 to 300 Lacs.

Keep your eyes and ears open for

a. Balloting news about 9 Town commercial may push the prices up towards 350 Lacs .

Recommendation

a. Surely a buy for mid term trade and enjoy a million or more in one year on just an investment of 5.5 Million.

b. We did give a strong buy signal for the 9 Town files at 250 to 260 Lacs and we still believe that this is a safe price zone. However unless there is another availability of files in 9 Town we do not see it going rock bottom again. Buying at 275 TO 300 Lacs puts you at a risk of 2 million downside in comparison to 7 million upside so it is still a buy signal for us at any where between 250 to 300 Lacs.

DHA Phase 9 Prism

Phase 9 prism is following the down trend steadily. There is only long term genuine requirement and short term traders are waiting for the opportunity. We will not risk any investments in 9 Prism unless we see a positive strong upside trend.

Keep your eyes and ears open for

a. We will not invest in Phase 9 Prism under these circumstances and wait till we get a clear bottom price.

Recommendation

a. Sell residential and Sell Commercial plots.

B. We only recommend buying a plot for long term investment in 75 to 80 Lacs any where in 9 prism.

DHA Phase 11 Rahber

The prices finally reached rock bottom and the investment hysteria has settled down. Now you can safely buy these files without risking a big down side.

Keep your eyes and ears open for

a. Balloting news may push the prices higher but seems unlikely that we will hear any such news this month.

Recommendation

a. 4 Marla commercial files hit our October target of 160 Lacs. We suggest that you buy it at these prices.

b. The residential file is trading at 30 Lacs which is not a very attractive price for investment.

Can you please advise if plot near 2720, J Block Prism (5 marla with 3 paid) is a good buy in 35 lakh?

Well i agree the price is as per market , but i still believe it is a bit inflated . You will get a 5 Marla plot in roughly 40 Lacs after you pay all installments in a phase which will take 5 years to develop and have possession and add another years to have it livable.

I will prefer investing in Phase 9 town or phase 8 proper.
